Harringay, Haringey - So Good they Spelt it Twice!

A friend has just been looking at flats and I noticed that Warwick Gardens seems quite cheap (relative to the Ladder). Whenever I've passed through there it seems like a reasonable area, just wondering what people's thoughts were on the area?

Possibly reduced in price due to the nearby presence of several council flat blocks.

The Gardens tend to be a bit cheaper than the Ladder, I've always assumed this was because the houses are smaller sq ft and some are certainly less grand. But I don't think theres a particularly relevant geographic/social reason

There are a couple of council blocks on Warwick Grdns, they're low-rise/low density.

Wouldn't like to make comparisons between the two as I've never lived on the Ladder, but the Gardens generally (inc. Warwick) is nice area. Quiet because its blocked at the end and so there's only resident's traffic (a contentious/tedious topic worth avoiding on here), an active and friendly residents-assosiation who work hard to improve the area. You're still close to Green Lanes and all the transport links etc etc.

Gardens always seems lovely and quiet to me, some of the houses are lovely I'd definitely consider moving there.

I live in Warwick Gdns and it is very quiet and friendly. The houses are smaller than on the ladder hence cheaper prices. Neighbours are very friendly. Some have moved from Crouch End and Hornsey and say they prefer it here! 

I think it's also the N15 postcode. There are an awful lot of people who simply won't consider a Tottenham postcode. (I have a Tottenham postcode)
Agree, the Gardens is probably the last Harringay enclave to not have silly Ladder prices. Some lovely houses.

Ah sorry, you are right. All the gardens is N4! No idea why the price difference then

Some of us started "colonising" the N15 postcode areas on "the wrong side" of Green Lanes more than 20 years ago. Our investment is starting to pay off, as Crouch Enders looking for cheaper homes move into the Ladder, and the Ladder residents start looking around to do the unthinkable, and cross Green Lanes. Houses here are bigger than on the Gardens.

Christopher, it's primarily the Stoke Newington overspill we get in the East of N15 at least. Everyone in my road wanted to buy in Stokey, literally every last one I've spoken to and that is where most seem to 'hang out'. Nobody around here really cares about Crouch End!

I'm in the western bit of N15. I don't think it makes any difference whether those moving to a cheaper area in search of homes come from Stokey or Islington or Camden or Crouch End or any part of London that's already been "gentrified" to the point where no-one on an average salary can afford to live there. No-one "hangs out" in Crouch End (except those who already live there) because public transport to there is so awful.

Probably the smaller houses as has been noted.

With a housing crisis in full whoop and first time buyers having to resort to living with parents until their thirties I really do not believe many people can afford to be snobby about postcodes any more.
