Turning houses into studios in the Ladder-Tell the Council what you think

Hi, I thought that the idea behind not being able to convert houses into flats in the Ladder was to avoid overcrowding, more traffic problems, more wheelie bins in front gardens, etc

I have received a letter from Haringey Council asking for my views on the planning application submitted by the owners of 41 Umfreville Road to create a studio flat from their basement (to let out, I assume). The house already seems to have been converted into two, maybe three flats, so the studio would be a third or fourth flat from an ordinary 3 bed Victorian house...  Why is the Council asking for my views? I thought there were rules in place which does not allow such conversions... Any thoughts please?

You need to enter the HGY application reference number, which is 2013/2131

I've written Planning asking if this property has any planning permission (there's nothing on the website),  and what enforcement action they are intending to take.

Thanks Zena- I have not had a call back form the relevant person to date and have not had chance to try to re call them back, do I still need to do so do you think?

Might be something that you might want to think about adding to the Harringay Ap to report problems?

Thanks- I believe it is at the top of Pemberton. I have a call back outstanding from the Planning Duty Officer about this and something else, so lets see what they say.

You know, it occurs to me that one way to stop this kind of potentially illegal construction (of any kind) is to make the builders, or any material contractor working on a conversion/ building project, jointly liable with the owner.

The builder would then do a lot more due diligence at the outset in establishing whether the construction is in fact legal or not, and would be unwilling to undertake work if they *did not know* what they were doing was legal etc. Pretty easy for them to verify this through a call to the relevant officer in the council or seeing if planning has been granted on the council web page! This would save a lot of the retrospective tail chasing the poor sods in the council have to undertake, often finding out after the event, or after work has started...

HSG11: RESTRICTED CONVERSION AREAS
Permission will not be granted for conversions in the following areas:
a) The Miltons: Area to North East side of Archway Road;
b) Archway Road: Area to the South West Side of Archway
Road;
c) Harringay Ladder: Green Lanes to Wightman Road;
d) Stroud Green: Area bounded by Stroud Green Road,
Stapleton Hall Road, Florence Road and Woodstock Road;
e) Muswell Hill: Roads near centre;
f) Bruce Grove Ward;
g) Myddleton Road, Wood Green;
h) West Green Road;
i) Crouch End: Roads near centre; or
j) Streets where conversions and/or HMO already equal 20%
of the properties (see policy HSG6).
