Harringay, Haringey - So Good they Spelt it Twice!

Change of use from steel yard (at the Railway Approach on Hampden Rd) to residential and construction of a new building to create 80 new private and affordable apartments and two commercial units.

It will be a very busy part of Harringay what with the railway yard, the mosque and this proposed 80 apartment development.

If that thing is a "train wash", on that line (West Coast main line) that will be rich boy Branson and his gang of money-grubbing, profiteering gangsters at Virgin Trains. I wonder how much he paid in bribes to the Klaire Kober Kabal to get planning permission for that..... Yes folks, you know you're in safe hands while the KKK is running Haringey Council!

It's Network Rail for the longer Thameslink trains, not Virgin. A Wagon Constructor Fleet spokesman said -

Thanks for information, John D. My mistake. Well, so it is not money-grubbing Branson ripping off the public purse and imposing this monstrosity on the people of Haringey, but the almost entirely unaccountable over-paid apparatchiks at Network Rail. Bring back British Rail, under national ownership! Take the railways out of the hands of the billionaires and give it back to the people of Britain, who built it in the first place!

PS: Your "quote" was most amusing. I too am a big fan of Hitchhiker, and once had the privilege and pleasure of meeting Mr Adams, who was a really kind, generous and friendly person. Much missed.

Billy Hole - In response to your comment on my "rant" (probably "guilty as charged" on my part), my primary objection to the privatising of rail services is that money is being taken from the public to subsidise millionaires like Branson; and that the current system is opaque and unaccountable. Whatever the failings under BR (mainly due to under-investment over decades), at least they were in the public sector and accountable to parliament, and thus to the general public.

Ah, I was wondering about this - is this the metal frame you see to the east of the railway line, near the Mary Neuman Rd? What is it?

Proposal from Network Rail for Coronation Sidings, two years ago: a rolling stock maintenance depot including main depot building, office and storage space underframe cleaning facility and plant room; two train washers and plant rooms; waste compactors.

Haringey Council " On balance it is considered that the scheme is largely consistent with planning policy and the harm caused by proposed development is considered to be outweighed by the public benefits delivered by the scheme."

6.2.5 The buildings would be insulated to facilitate efficient sound absorption.The main depot building would have a gently sloping mono-pitched roof. The UFC, train washers and wheel lathe have no openings other than the train entrance/exit and are designed to minimise noise outbreak which would occur with the introduction of any windows / openings.

6.10.3 ...the proposed depot and its associated facilities are intended to be operational 24 hours a day

6.10.10 ...a named liaison officer to provide information to local residents and landowners and to be a point of contact to resolve issues/complaints.

I wonder if anyone realised it would be so high! I'm amazed something to wash trains in is so visible from a distance.

Referring back to the proposed steel yard development, oes anyone know if the effect on school places has to be taken into account?

I've just returned from the Development Management Forum.

THIS TOPIC IS STILL VERY MUCH OPEN AND THE COUNCIL HAS TO TAKE ON BOARD COMMENTS SO DO GET THEM IN ASAP.

My resident's consultation letter dated 12/04/13 says we have 21 days to comment from receipt of letter. And a lady at the meeting said they have to consider comments up until their decision (due in June).

The meeting was not well attended and disappointingly the council did not take questions, only the architects.

Residents and councillors alike at the meeting agreed that the proposed density and height of the proposed development is unacceptable. The architects did not provide any good reason for the hulking bulk of it, and when I asked if or how they'd considered the characteristics of the area when designing it they said there weren't any.  (NB: that is not a good thing to say to a resident of the Harringay Ladder.)

Unfortunately this would appear to be a typical egotistical exercise on the part of the architects - why, please, would someone show us a picture of rock strata to affirm the design of a new residential development in a low-density area with no precedent for 9-storey buildings (it's 9 by the way!) 

Main concerns fielded by residents:

1) its off the scale, dominant height

2) Ownership and maintenance of access road currently owned by Network Rail

3) It is unattractive in aesthetic / design terms

4)Its height and density likens it to the types of large scale housing development that we all know FAILED in the 60s and 70s in this country and a patch of garden is not going to make up for that

5) A resident pointed out the importance of the wildlife that use the canal - no environmental impact has been established re. surrounding areas of site only the site itself

6) Resident concerns over parking / traffic / congestion / lack of places for school children and general saturation of the area's amenities and services

7)whilst everyone in the room appreciated the need for housing is huge, everyone agreed that a more modest, sensitively designed development that is in keeping with surroundings would be appropriate. This development is simply not appropriate and I am afraid the architects did not manage to answer local resident concerns.

Obviously we had to raise our concerns in question form...

So PLEASE PLEASE look over the plans and get your comments to the council via their planning page...

it is ref: HGY/2013/0470 Does anyone know the best councillor or bigwig to write to or engage in getting this blocked in its current form?

 

 

Thanks very much for the update.  Due to childcare issues I could not be there but I agree with your points above.
