Harringay, Haringey - So Good they Spelt it Twice!

£65,000,000

Haringey Community Press, reports that the cost of the "refurbishment and expansion scheme" is £65 million.

There would have been even many more millions available in the council's Capital Account, had there not been massive losses in council property wheeling and dealing during the previous Administration.

I was surprised to read it was listed, it isn't the most beautiful of buildings. I imagine that added a significant extra cost to the refurb.

I think it’s stunning and one of the few examples of good modernist architecture in the borough.  The problem is that it’s been allowed to go to ruin over the years

I'm in agreement with Michael. I was delighted when it was listed in 2018. I used to pay little attention to it. Then when I started looking at it, I really took to it. I did a series of photos some years back, I posted three here.

I also have a full professionally shot virtual tour around the interior and on top of the building (Amazing views - envy-making caretakers pad), but with one thing and another it's never got processed. I'm sad to say It's the same story with virtual tours I shot of St Ann's Hospital and Hornsey Town Hall.

The photos now beyond retrieval and useless?

No, I think they should be good. I’m now rusty with the software used to stitch them together into a usable form. The issue with the Saint Ann’s tour was that probably overshot it. I think I got about 20% of the way through having done something like 50 spherical images and I think I put down my tools with intense of getting back to it and never did. Every now and again I think about it and I could cut out huge numbers of shots that don’t really have much. I hope I’ll get back to it some day. if nothing else I could just do some highlights from each tour.

Didn’t they design one of the Elizabeth Line stations?

If anyone can make a good job of the place it's Hawkins\Brown. Their record is most impressive.

LBH should be applauded for taking the retrofit and refurbishment route. A good carbon saving compared to building from scratch elsewhere. 

What are the carbon savings? Is there a breakdown somewhere, along with financial comparisons to a new build?
