Investment in Tottenham - Potential place to move to?
Hi there,
I am new to London, new to England in fact. I am from New Zealand but my Great Grandparents lived in Tottenham (Sherringham Ave) so I thought I would check out the area. Personally, I thought it could do with a bit of a spruce up and was delighted to see that there are now plans (not sure if totally committed yet?) to heavily invest in the area.
This got me thinking that it could potentially be a place to buy a house and settle in for a while - housing in the area seems considerably cheaper than other London areas and if this investment comes to fruition then prices may well rise.
I thought I would get the locals view on where they think the best place would be to buy within the area that has the planned investment (Northumberland Park, Tottenham Hale, Seven Sisters, Tottenham Green). Being relatively young and from NZ (where my NZ $ buys peanuts over here) I need something on the cheaper side but I will do a lot of DIY to get the place up to scratch - so the area is really the most important part for me right now.
Any help would be appreciated so I can concentrate my effort and hopefully find that rough diamond!!

have a look round Seven Sisters/Tottenham Green/South Tottenham - brilliant for transport (better than almost anywhere else in zone 3 London, I would say) and generally an area that feels as if it's on the upwards, though delicate souls may not like it here so much. I live here so am biased but I have liked living here very much and you are also close to the river Lea where it feels absolutely idyllic at times. We do need some decent pubs though - that's a problem.

by the way I would ignore "investment" hype - it's Haringey council and they are as likely to get it wrong as right. Make a decision based on existing infrastructure and facilities. On that basis Seven Sisters/South Tottenham will probably look decent value compared to other areas.

Hi nearneighbour, thanks for replying - your response has put a spin on things. I initially got excited but the area because it seemed that it was on track for a major upgrade, so I could buy something cheap and in a few years time I can enjoy the updated infrastructure and surroundings, but if such investment does not materialize then it would not be as appealing, at least for areas north of SS and South Tot. For what reasons do you feel it may not live up to the hype? Also, why might delicate souls not like it as much?
It is interesting about the lack of pubs, I didn't know it was possible for such a thing in England
(really an issue?)

Dozens of pubs are disappearing every week across the land. Cheap supermarket booze, and the smoking ban, are what are usually blamed, but the trend was towards closure before all that, pubs can be converted into flats and make more money for the brewers than keeping them open. Seven Sisters has lost four since I've been here - the best one locally is the Fountain in West Green Road.
If you think 'updated' surroundings are desirable, you may have to wait a while as many of the councils slash-and-burn schemes are being challenged. And why move to Tottenham with its astonishing mix of peoples and cultures, if you want it to be updated into commuter-belt slabby blocks of flats?

What /\ said - big Plans for Tottenham may come to nothing, not least because many of the people who are being 'planned' about don't want to be socially cleansed, thanks very much.
I bought here in Seven Sisters a decade ago because I couldn't afford Stokey, but since then have come to love it. There is a sense of a village, I feel as safe as anywhere else in the city, the transport links are just brilliant. I get very pissed off by the litter and the lack of awareness of some of my neighbours about how to use their damned dustbins, but that will gradually change. There is a lot of churn in the area, this will be pushing up prices if that is your concern. If you just want to buy here because you want to make a profit on a house, please go elsewhere.
There's also a lot of artist warehouse type development going on both around Tottenham Hale and off Seven Sisters Road towards Harringay. This is bringing in a whole new demographic that may spin into Dalston-type changes, mixed feelings about that.

and also, let's face it, Seven Sisters is the coolest place name you could wish for. I don't think we appreciate it enough. I have a gay German friend who thinks it's hilarious.

If I were in your shoes I'd look at Hither Green in South East London. It's not as cheap as here but I've heard a lot of buzz about it this year, and I think it's a safer bet.
Here would be a better base to explore London but I think you'll see a return on your investment faster in SE London.
Basically, don't decide without a nosy round a good few areas, and I mean on the ground not online.

Hey Billy, have you been to El Botellon yet? It's the new tapas bar north of Tesco. And the sign isn't in nasty plastic!

North of Costa, next to fruit&veg stand is the mexican canteen using Zumbale's during the day. But El Botellon is on the other side of High rd where the purple Beauty Shop was = had been empty for some time. Alejandro got them to have a minimalist, rather attractive and simple,painted sign that I find enhances the shop front given that it has no original features.
I haven't been able to get in to sample the food nor the service yet. I'm hoping it is decent. They live locally too! Keeping my fingers crossed for the best!

Keep meaning to try this out too..there seemed to be a fair number of people eating there on Sunday and good luck to it
