Very nice, in the 1980s I remember working in a house on the ladder which was next to the New River. This house had staircases all over the place and adjoining rooms, and although Victorian seemed to have been designed to be more spacious than the neighbouring houses. I can't remember the road, but all I can remember is that it was on the right on the way down, it even had a door onto the river bank. The owner was a woman in her fifties, and I think she lived there on her own. If she's still around she'd be in her nineties now.
Might it be this house on Umfreville Rd, which matches the characteristics in your description.
