Harringay, Haringey - So Good they Spelt it Twice!

Hi all,

We're planning a loft conversion, 2 beds and a bath, on a standard mid terrace. I notice locally, (ladder) that lofts only seem to extend as far back as the rear chimney stack, not to the rear wall of the original extension. Whilst I'm not sure it wouldn't look a bit grim if it extended all the way back and have not considered this, I have seen it done elsewhere. 

I've had a look for guidance or a reason for this but can't find anything.... Or in fact any kind of document detailing a local aesthetic preference? 

Does anyone know why this is? Is it a square footage thing? 

Grateful for any insight.

If I am not mistaken about the exact figure, for a mid terrace house you're only allowed to add 40 cubic feet which is more or less as far back as your rear chimney stack. The houses that you have seen gone as far as the back wall most probably been smaller.

I'm assuming that you'll hire an architect or draftsman or a construction company to draw the plans. All of these people know about the permitted development and can tell you how far you can go. Also you can find this information on the council's website.

Unfortunately, you can't even make a balcony on the remaining space which is a shame!

Yes thanks! And I agree, a balcony would have been lovely, goodness knows we'd all like to max-out outside space atm.... I'd have been happy to have it screened completely above eye-height... Ho hum. 

Yes, it due to the restrictions on size. A maximum of 40 cubic metres (not feet) of additional volume. That size on the local houses gets you back roughly to the chimney breast although there are tweaks with roof height, tapering, etc.

Thanks Andrew yes, the 40 cubic metres has been mentioned and I guess we're all so standard that's just where it comes to on typical houses in the area.. The others I've seen were in Plaistow and Walthamstow. 

This is something I’ve wondered about. I understand that permitted development allows an increase of square footage based on a percentage of your house, but does anyone know if you can get  additional planning permission to extend further? I’ve tried to look into this but found the info quite confusing. In some cases it seems you might be allowed if your neighbours (in a terrace) want to extend a similar amount. I’m on Wightman facing the railway so don’t have neighbours at the back whose privacy I’m invading. If anyone can point me in the direction of easy to understand guidelines I’m be very grateful.

There's a house on Clarendon Rd, that has a full length architect designed 2nd bedroom loft, you could check with their architects.  Easy to look at as well, it's on the end but the lift extension is viewable from Woodlands Park Rd.  As others have said we were limited to 40 cubic meters.  We also had a Juliet balcony fitted , brings the outdoors in,

Initial indications on what's permitted are on the governement's planning portal of course.

Then look on Haringey's planning portal and specifically houses similar to your ... - front facing velux/rooflights will give these away. Easy to do searches by street and address on the website or by looking at the map.

Also gives you an idea of architects that have doen lofts locally and the quality of their design and planning application work.

Be wary if you are in a conservation area....restrictions will apply.
