Harringay, Haringey - So Good they Spelt it Twice!

I'm not sure if anyone else has noticed but no.69 Effingham Road is being gutted at the moment. It was bought very cheaply (for 270k) earlier this year by a company registered in Cyprus (suspicious already). The address given is care of a financial services company in Enfield that has no web presence whatsoever.

I wandered past the other day to quiz the builders. Peaking inside, I could see that they were almost certainly preparing the carcass for a separate downstairs and upstairs. There were 2 builders on site. The first initially said they were keeping it as a house but when I quizzed him about the dividing frames, he said that they were 'partitioning' it. The second builder then started to get a bit more heated and defensive, initially saying they were keeping it as a house but when I pointed out that they were clearly dividing it up, changing tack to say that was what it had always been like. The more I questioned, the more defensive and aggressive he got, saying things like, "what difference to you anyway?" etc.

While I can't be 100% sure, this seems pretty much a guaranteed dodgy conversion. I'm also sure it was a single house before.

Have you seen the works? Do you know if it was a house or bed/sits or separate flats before?

I will be lodging a complaint with planning first thing Tuesday and would please urge everyone to do the same. The more complaints planning get, the harder it will be for them not to action swiftly.

Hi Bushy, A quick update. I requested the planning file for 69 Effingham Road and have arranged to inspect it with VIX on 27 July. We'll go with a list of the points raised in this thread on Hol.

Alan and I have seen the file for 69 Effingham Road.
The bills ARE photo copies not originals [no surprise there] so they may well have been doctored.
The sworn oaths are suspect to say the very least, they both look like cut and past jobs to Alan and myself. In fact the hand written details on both oaths are exactly the same, so have been cut and pasted.
Alan has taken copies of anything interesting, and has alerted planning to our findings.

If anyone has an old Powergen bill could they please scan it and post it online, as it would be very helpfull to compare against the Powergen Bills we viewed to see where information has been deleted and/or added.
The planner has spoken with Powergen and they confirmed they do not have the addresses listed that are on the bills. They have rejected the proposal on these grounds.
One last bit of info
On the application they forgot to mention the third bedsit [sorry, bedroom] in the loft.

I now have a good contact at Powergen who said they cannot categorically authenticate the bill (or confirm its invalidity) until they have a reference number. She's given me her direct line and I can call her any time. It may be best if I just call her - she's already told me that the fact they don't have 2 separate addresses is NOT conclusive that there aren't two separately billed meters. All she needs is the reference number. Are either of you able to email me a copy of the bill? Or even just the reference numbers?

I hope the naming and shaming of certain property developers and their 'agents' in this Radio4 expose [this Thursday 12.30pm] will come as a little bit of justice for all of us poor souls who have had to live next to one of their conversions.
I've got it as 2nd August at 9pm from the R4 website.

This has probably been discussed but have we tried Local Government Ombudsman, would they help?
It may have been pointed out by someone else (in which case my apologies) but a decision was made on the planning application related to no. 69. It was refused. Many thanks to all who worked so diligently against it.
