Harringay, Haringey - So Good they Spelt it Twice!

Change of use from steel yard (at the Railway Approach on Hampden Rd) to residential and construction of a new building to create 80 new private and affordable apartments and two commercial units.

It will be a very busy part of Harringay what with the railway yard, the mosque and this proposed 80 apartment development.

Its enormous, usual cram in as many people as possible, is there going to be a public consultation?

Thanks for the update. Refused on quite a few grounds including scale out of keeping and parking provision. They included some I didn't get! Interesting reference and learning for any future issues that arise.

They're a bit dammed if they do, dammed if they don't with regard to car parking. It seems that, despite the fact that the flats are mostly small and aimed at young urban professionals who increasingly espouse car ownership, especially when so well connected with public transport, the council have managed to tick them off for not providing off street parking. In Hackney they would be ticked off for providing off street parking.

There can be few better locations for enabling living without reliance on a car; public transport in the vicinity of this site is excellent. Haven't yet looked at the decision notice, will do so, but am very disappointed that this was cited as a reason for refusal. 

True, but some residents may still want parking and/or visitor permits.  The top end of Hampden Road is private with double yellow lines so that would mean that they/their visitors would be parking in the vicinite.  Raleigh, Hampden and Lausanne already have additional parking pressures as we have 3 places of worship on our doorsteps.

There were lots of other reasons for the refusal too.  No doubt another proposal will be made.

Thanks Nick. Here's the damning bit; 'The scheme does not comply with guidance and no pre-application discussions were entered into.' The arrogance was plain to see right throughout this planning application!

I think it may make sense to change use of the site from steel yard to housing, esp considering the land next to it may also be developed eventually. Can't see the railyard area changing use though so not sure what form housing on this street could take. But definitely the current application was badly designed and too dense.

What I find hard to stomach is the hypocrisy about car ownership from people who own a car, have parking spaces; sometimes a garage or a driveway; or who live on a Council Estate where there's free parking.

This attitude used to be known as: "I'm alright Jack, pull the ladder up".

Alan - I take your point, but, in fairness, in this area very few houses have off-street parking space. In fact, most of the "ladder roads" have very small front gardens which will barely accommodate the wheelie bins. Also, even with residents-only parking, there is still a lot of pressure for a space to park on the street. It seems to me that all along Wightman Road parking is a real problem, as there are only very small front gardens, and it's a busy through route. On another thread here, there is discussion about the proposed new development by Hackney Council at Manor House, which would provide a lot of home and business space around a public transport "node". It occurred to me, reading about this, that perhaps a similar opportunity exists at Turnpike Lane, around the tube and bus station. All the recent developments around there seem to have been very piecemeal and sometimes not of a very high architectural standard. Just a thought.

I thought this had been rejected, but it's on the cards again - developer consultation meeting on Monday.
