Harringay, Haringey - So Good they Spelt it Twice!

Does anyone have a recommendation for the best local estate agent for selling a property through? Also, we were first time buyers last time therefore have never sold a property before so when chatting to the estate agents what questions do I need to ask to get the info I need from them?

Cousins are good. Paul Simon really and for renting so wouldn't trust them with selling.....Winkworth overprice things......in my opinion.
I would say you want to try and get the lowest % commission possible. Maybe also try online I heard yesterday a lot of people are Saving thousands of pounds by doing this. However you need to invest in the time of showing people around yourselves

Do a lot of your own research into how much you think your property is worth. Look on the land registry to see sold house price data. Keep in mind that the referendum vote has had an uncertain impact on sales prices. Keep the figure/range you arrive at to yourself when you interview the estate agents. If they give you a price they think they can achieve that is WAAAY higher than the price you have arrived at challenge them on that price. If they stick to their guns then the meeting is over. They are trying the old estate agent trick of quoting a huge achievable sales price to appeal to the seller's greed - a price that is not realistic and that you will end up dropping in due course.

Otherwise just go with your gut. Paul Simon have a sales arm and so are not just for renting. They, along with Anthony Pepe and Winkworth seem to have the biggest share of the Harringay market.

Don't pay more than 1%+VAT commission. If the property is really nice and the agent wants it see if you can get them down to 0.75%+VAT - but that can be tough. 

Amend the standard terms and conditions as much as you like - apart from the commission the agent doesn't much care normally. Standard minimum sole agency period is normally listed as something ridiculous like 8-12 weeks. When I sold my flat I just crossed this out and wrote "No minimum sole agency period. Either party may terminate this agency agreement upon 21 days written notice" and the agent was fine.

I am a lawyer though, so I do that kind of thing often ;)

Reuben at Paul Simon was a superstar for us both when buying and selling. Not as expensive as some of the other agencies either. If you are buying another house in the area then finding a local agent who is committed to helping you find you your next home can save you a lot of work.

Reuben will hate me for this, but I have seen some houses come up with Brickworks recently, their website and ethos really strikes a chord with me, and the pictures are beautiful!

Agree with Helen D. We used Reuben at Paul Simon to sell our house on the Ladder and he (and James) were outstanding. Really felt they worked their socks off, plus lots of helpful advice on our purchase (not through them) at the same time. Also agree that pictures is probably the one thing they could improve (given the competition from other sites now).

Why don't you save money and sell with an on line agent?

Purple bricks or similar. There are a few now.

I recently had a good experience with Wilkinson Byrne by Turnpike Lane station (I'd bought with them too some years back). I was really busy around the time I sold and they just sorted most of it without me having to think about it. My previous experience of selling (outside London) involved having to chase things up all the time and this just wasn't the case with them.

Winkworth totally gets the thumbs up from me.  They definitely didnt overprice our house we sold through them and were incredibly supportive when the vendor we were buying from was being unreasonable - even though they were representing him.

We didnt have a nice experience with a very difficult vendor and I do think Winkworth worked hard for their commission and dont resent what we paid them.  The photos and listing on various websites are the easy bit.  I dont see that an online agent like Purple Bricks could do hand holding and emotional support a local agent can do.

You can easily negotiate on all the points raised by Percy Pig.

Whatever you do, do not, ever tell any of them what the minimum is that you will accept. Of course they will ask you, but never drop your guard.

This is good advice though. If you work on the basis that anything you say to your estate agent will be told to purchasers almost immediately that is a fairly safe bet
