Harringay, Haringey - So Good they Spelt it Twice!

Hello

I own a leasehold property; Haringey council are my freeholders. I've recently been hit with an inexplicably high estimate for some building works that are due to be carried out on the building in which my flat forms part of. In particular, the cost of the roof replacement works and the scaffolding is rather excessive.

Just wondering if anyone on this site is in the same position as me? and would like to share their experience.

Thank you

Hi Celia

Yes I'm on Cornwall road too! (I'm currently renting my property out)

Coincidence! Feel free to drop me an email - perhaps we could join forces enyioko@hotmail.com

We did our own windows and doors last year so we won't have to contribute to that again. We also bought within the past 5 years so the amount they can charge us is restricted to the amount they stated in our contract. Annoyingly, that figure is higher than the figure they have given in their estimated charge?!
Did you buy under right to buy? I bought a year and a half ago but I don't think the amount they can charge me is restricted in any way. The original estimate I received in the resale pack was a lot lower.
Hi. Yes, RTB. At the time of sale an estimated cost of major works was given and they can't charge more than that within the first 5 years. However, they quoted for specific things and knowing the council, they will probably try to use that wording to wriggle out of putting a reduction on areas of work they now claim need to be done.

I hope it doesn't happen to you but a friend in an ex-council flat replaced her windows and doors herself and then got a summons from Islington Council because she hadn't applied for planning permission. I think in the end she had to pay her share of all the block renovations including windows and doors although she got to keep her own.

We got andlords permission for our windows and doors thank goodness. Have heard similar stories. It's a joke that you have to pay haringey twice for the privilege though - once for the planning permission and then again for the landlords consent. They sent the consent letter saying they approved the windows / doors before they actually sent someone to inspect them?! And we paid a couple of hundred pounds for that.

I have a private Freeholder but had much the same problem a couple of years back.  You are allowed to arrange your own quotes for the work and these have to be taken into consideration.  I managed to get a range of quotes which were about half the price of the one we'd originally been quoted and the Freeholder went with one of those.  Annoyingly the Freeholder's management company then charged us ridiculous admin fees for having to process the different quotes (even though I did all the legwork) but we still saved a lot of money

With the council, you can't arrange your own quotes for the roof, only for stuff like doors and windows specific to your property.
