Proposed new building on Frobisher Road - planning application

Advice needed!

I received a letter through the post informing me of a planning application to build two houses (semi-detached) on the land adjacent to 2 Frobisher Road. This land is actually the gardens of 270, 268 and 266 Wightman Road, which I believe to be all owned by the same people. 

So here are my key concerns at this stage:

1. 266, 268 and 270 are all rented accommodation and I believe to be HMO's. I would strongly suspect that these new building will also be rented as HMO's.

2. The proposed build renders 266, 268 and 270 almost garden-less. In fact they have already fenced off the area, they did this some months ago, so those residents have very little outside space. Perhaps not a planning issue but this does seem to be an overt attempt at building as much housing stock on a given piece of land as possible without a view to its 'saleability' in the future. 

3. Aesthetic and height - OK a personal issue but I can't see why you would propose a modern looking 3 story building in amongst 2 story Victorian housing stock. Yes there are loft conversions all round, and hence some precedence for 3 story housing but the design is totally at odds with the 'ladder'. 

So I need advice on how to submit an objection and the best way to do it. 

I know some of you have much more experience/expertise in this area so any advice much appreciated.

For an objection to be successful, it needs to refer to specific planning regs and local policies. Try the Local Plan and UDP saved policies.  For the lazy option contact Ian Sygrave at the LCSP (Ladder Community Safety Partnership - a sort or Ladder Resident's Assoc) who's likely to submitting an objection to anything untoward anyway. 

As for modern buildings on the Ladder, we have one currently being built at the top of Hewitt. When the application was lodged most of us were very pleased - much better than mock Victorian - but then it did look like pretty good design. If what they've applied for on Frobisher is just plug-ugly, modern or otherwise, then you have my sympathy.

Great advice as always. I will contact the LCSP to begin with but agree that unless there is some specific issue with respect to building regs and/or local policies it may not be successful.

Well here are the building elevations:

This seems to be the adaptable ubiquitous design these days, it can be trimmed or expanded to fit anywhere, is similar to a block being built near me in Ewart Grove.  

Kinda reminds me of what I did in my first year of degree. There are steps in the wall lines in the plans  which don't appear on the elevations tut tut. 

You and your local residents living in the vicinity of the proposed development need to get yourselves properly organised to scrutinise the plans closely and make your views known.
