Harringay, Haringey - So Good they Spelt it Twice!

Hi HoL members,

We absolutely love living on the ladders but sadly we can't afford a 3 bedroom house and we need more space. 

We've seen a gorgeous property on Woodside Road in Wood Green but we're a bit apprehensive about moving that far north. Does anyone know the area and could tell us what it's like for young families?

Turnpike Lane could be an option for us too but there is so little on the market at the moment. 

Gutted that we have a healthy budget for a new house and can't afford to stay where we want to live.

Any advice hugely welcome!

I'm with you, Paulie. We're in Woodlands Park Rd and have been for 17 years now. I think the houses this way are a little smaller than some ladder properties, but at 250k cheaper, you still get a lot of bang for your buck.

Yep I agree, I'm in Conway and been here for 10 years. Houses are a bit smaller than the ladder but lots of people here have added 2 rooms and a small bathroom in their loft (which we are hoping to do this year). I think it's a bit quieter here - the roads certainly seem to have less traffic than the ladder ones and being round the corner from Chestnuts Park is great for the children.

It's only a 5 minute walk to Green Lanes, and the 341 to Manor House doesn't take long in the morning - the evening coming home with no bus lane is a different story unfortunately.

N15 postcode is cheaper than N4 and N8 on the ladder - but prices are still crazy. A couple of people I know here have sold in the last year and the houses have gone for over asking and in the first weekend of being on the market.

I have lived in Wood Green on Trinity Road (8 min walk to the tube) for 5 years and really enjoy living there. Yes ok, Wood Green itself can be a hectic but its so well connected with the tube and Ally Pally/Bowes park Overground. There is also much more green space up here than on the ladders - Woodside Road itself has a large park and along Trinity Road/Bounds Green Road we have Trinity and Nightingale Gardens. Property this way is much better value too. Bowes Park is another area to consider, rising in popularity with young families and working professionals :) Its also a little less traffic jammed up here too...

I would also say that there is a lot of potential to make money on property in Wood Green as the area is only going to improve. 

Our property has increased in value by 35% since we bought it a couple of years ago..

Moving to a new area will always require some adjustment but it's great to hear the positive experiences of other HoL members. 

Now we just need a few current residents to decide to sell up so we can move in! The property shortage is an even bigger challenge...

Wood Green is not near the Victoria Line. It's Piccadilly.

yes, and we looked at a place in Wood Green before buying ours in N15 and parking was a nightmare, we would have had to sell the car! Something to consider perhaps if you do have a car.

We were in the same situation a couple of years ago and moved to Glenwood Rd - much cheaper (at the moment...), quiet and still just as close to Green Lanes. I would say any of Glenwood, Avondale, and Woodlands Park Road (or the connecting ones) would be great choices.

Woodlands Park nursery is fantastic (if you can get in) and they also do a lovely after school club for chestnuts and south harringay schools as well as drop in sessions. There are lots of families in the area!
