Hello. I have been living in Harringay for a year or so and I wanted to know what people thought of living on the ladder. I'm thinking of buying a house. Does anybody live on the ladder? Ang pros or cons. I notice one way streets so wondered if traffic can be a problem. Also from looking the ladder up online I came across subsiding houses on the ladder! Anyone got any info on this? Victorian houses look nice but is it a quite well maintend suburb or should avoid?

Have been on the Ladder for nearly two years now and love it.
great houses, easy access to the centre of town, super-friendly people, lots of families with young kids, real community feeling unlike most places I've lived in in London, near the park, near the shops, near great restaurants, cheap-ish. Lovely.

Im new ish to the area and wanted to know what people think of the ladder that know the area and live there. Buying a place is a big enough stress and I just wanted some idea of what life was like on the ladder.
I did post on the stroud green website (unaware that this one existed) they did reply saying they heavily favoured SG because they live there but there were quite a few comments to avoid the ladder due to bad traffic, break ins, bad parking, houses subsiding and generally not a great area. im guessing you would disagree?
I'm tempted to say that those on the SG forum would say that!
I think one very quickly gets used to wherever one lives, and one's sense of self becomes defined to some degree by this, and so you're unlikely to speak badly of your own doorstep as it'd somehow imply you made a bad decision to live there.
That said, we moved to the Ladder from what I guess was Stroud Green fringes - Shaftesbury Road - and I prefer it here. The traffic is basically fine, though Warham seems to pick up a touch too much due to the set-up on Green Lanes. Most streets are quiet, especially at night, and surprisingly so given how near Green Lanes many of us are. Parking is fine - CPZ in place, and once you have a permit (cheaper here than in Islington Borough), you're pretty much guaranteed a place near your house. In Shaftesbury Road, I sometimes ended up parking three or four streets away at the weekend!
Not sure what the break in figures are, but I'd surprised if things were significantly different here to a mile and a half up the road in SG. I've had no trouble in the two years here anyway. Touch wood.
No subsidence issues either.
As I said, it seems like a very friendly, rooted, long term community in general round here.

I am quite open minded about the area and I will continue with my property search, although im thinking it may be a little tougher than I thought as there were five houses online which I wanted to see but they have all sold over the last few weeks! so it cant be that bad after all!
My husband and I have lived on the ladder for two years now and we both really like it. We didn't know the area when we decided to move here but so many people recommended it to us that we gave it a go and have been very pleased. Parking is fine, not heard of subsidence issues, traffic seems fine, its safe, quiet and has a nice bunch of people living around here. Lots of good transport links. We really like our neighbours and I get the impression they also like the area. I can't really think of a bad word to say about the ladder - except that my lawn is full of baby toads over summer so I can't cut it (never heard of that in London before!). Oh and I think you get a good amount for your money around here (perhaps more than SG!). I whole heartedly recommend buying here.
Thank you Sally. We are both like yourself considering moving to a new area, an area that we dont know. But having looked at property over north and north west london in areas we knew, it was surprising what you could get for your money on the ladder. some amazing houses in such good conditions, i thought there was a catch! but im sure its only a matter of time before house prices are the same as SG and crouch end etc. From what I have heard from various people, the ladder is full of young professionals and families making up a nice community. I guess I will have to wait a while as I had intended on doing some viewings but all five houses I had come across have been sold within a few weeks, so im guessing its now getting competitive. again thanks for your help.
