We have noticed that the floor in our front room has water under it causing a bit of a nasty smell. We have had several plumbers out and they have said it isn't anything to do with the pipes but the ground water / water table rising above the foundations. There is damp in the space under the floorboards. We are desperately searching for a solution as its not a nice smell but haven't come up with anything.
We live very close towards the Green Lanes end of Pemberton Road. I wonder if any Green Lanes end houses are suffering the same problem as can't be just the water table rising at our house?

Hi Alice, a few thoughts;
Does it come and go worsening after rain? That would suggest the water table.
When you say plumbers round, did you have a CCTV survey of the below ground pipes to see if any are cracked and leaking?
Are all the airbricks unobstructed around the house so that the below ground space is ventilated?
We had a problem at Langham like that. Ended up being a damaged waste pipe between our small front garden and the street. Smelly. Thames Water sorted it in the end..
I had a rotten floor board needing replacing, when the builder looked underneath he found that the original lead pipes were still in use and were sending minute fountains of water which were very difficult to see, goodness knows how many decades this had been happening.
Though the actual water loss was low the whole floor had completely rotted and needing replacing in addition to the pipework; because the under floor area was well ventilated back and front there was no obvious smell.
Unless someone has been under the floor to have a look I would question how they would know what was happening down there. Also its been dry for weeks so has the problem improved? Sounds a good idea to start with Thames Water and if no joy then perhaps a builder.
Doesn’t the smell suggest it’s your waste pipe? Does ground water smell?
What about your neighbours? If it’s ground water they should be affected too.
As others have said, perhaps worth starting with Thames. If no result there, probably time to get a company to look at your pipes with a camera. That way, at least you can exclude a leaking pipe.....unless of course it’s a neighbour’s pipe.
