As for the pub - Given the rate at which pubs are closing and the general saturation of eating and drinking establishments in the area I would guess it’s probably going to remain vacant... it’s at a really odd place on the high street - 10 years ago it would have stood a chance of survival but doubt it’s a viable business opportunity now

Oh I don’t know about that. I think a really nice gastro pub would do rather well.

I would love that but I doubt it - at the most basic level the fundamentals aren't there. It's not a particularly appealing part of the high street, there is no shortage of gastro-pub-like food on offer elsewhere (e.g. Bun & Bar, Salisbury, Blend etc.) and I don't see much of the passing trade as quite the gastropub demographic.
Is it worth saving - yes. Is it like to be a breakthrough success - not unless some outsider genius comes up with some clever food/experience that somehow turns it into a destination itself - a la Shopsins in NYC...

Kotkas, there may be as many affluent residents in the north of the Ladder as there are in the south, the difference being they make a beeline to Crouch End. And don’t forget the Hampden Road redevelopment. It would be great to see a well managed pub return to the site.

My concern is that the current owners might want to knock the pub down to make way for housing. I don't think the building is protected as such.

I know i'm a gloomy old sod but I think that's inevitable given the size of the whole site.

Matt, didn’t you once add a thread about the whole site being purchased including the car yard and cinema with the intention of redeveloping it into housing?

It’s not on the Historic England list but is on the local list, which means special consideration needs to be given to the building's local historic and architectural importance in any planning application. See page 5.
