Harringay, Haringey - So Good they Spelt it Twice!

Tottenham Hotspur have revealed the first images of the club's proposed new stadium - part of the Northumberland Development Project.

Designs for the new home of Tottenham Hotspur have been developed by KSS, leaders in stadia design.

Don't want to cheese any Spurs fans out there but the wave design looks very similar to the Emirates ??

Nothing on community facilities or affordable housing that Arsenal & Leyton Orient have done although it does say "will deliver substantial investment for the future of the Borough and will benefit the community."
Any plans for community facilities etc are likely to evolve about during the planning permission phase with a Section 106 Agreement.

Section 106 agreements (S.106) are legal agreements between local authorities and developers, which are linked to a planning permission. These are also known as planning gain, planning benefits, community benefits or planning obligations. S106 legal agreements are associated with a particular development and as they are a legal charge on the land, they transfer automatically with any change in ownership.

Section 106 agreements are drawn up when it is considered that a development will have negative impacts that can’t be dealt with through conditions in the planning permission. For example, a new residential developments place additional pressure on the existing social, physical and economic infrastructure in the surrounding area. Planning obligations aim to balance the extra pressure from development, with improvements to the surrounding area, in order that a development makes a positive contribution to the local area.

Potential planning obligations may include some of the following;

Affordable housing
Creation of open spaces, public rights of way
Community or Affordable Workshop space.
Servicing agreements
CCTV
Adoption of new highways, Travel Plans.
Health Care Provision
Remove new residents’ rights to parking permits.
Local employment and training strategies
Compliance with the Considerate Contractors Scheme.
Measures to encourage sustainability and bio-diversity, such as green roofs etc.
