Harringay, Haringey - So Good they Spelt it Twice!

Hi Folks,

I have a slightly different question to the usual and hopefully, some amongst you can help.

I already have a loft conversion however, this was originally completed without changing the shape of the roof.

Currently, I have a room in the loft with the ceilings quite low and was looking to change that to a flat roof towards the back of the property by making it a Dorma. 

I have had a look at the original application and it mentions that the loft conversion will only add Velux windows to the roof. The original conversion was completed with steel beams in the roof to support the structure.

My Question is, will I need a party wall agreement with my neighbours in order to start the work and secondly can you confirm that I will need to reapply for planning permission?

Planning - Your new work will not be covered by your old planning permission. Should you require planning you will need to make a fresh application. You may not need planning if it fall under the Permitted Development allowances.

Party wall - it would be possible to construct a dormer that does not require Party Wall notices, however if you are planning on going full width you will definitely need a party wall agreement.

I totally agree with Rob, 
you would certainly require new planning permission and you may or may not be required to serve a section 3 notice depending on the design of the dorma.

Just a note that it is a 'dormer'. Dorma is a proprietary brand....of bed linen, etc.

The Planning Portal is a great help but also look at planning pages on the Haringey Council website and other extensions in your street to see what has been allowed and not.
