LAWRENCE ROAD - another plastic box "wonderland"?
Hi people,
Some of you may be all-for the Lawrence Road redevelopment but i am vehemently against. After viewing BELLWAY'S proposals, i am even more concerned. From the "information" given, i can see 7-story generic plastic-clad flats, and very little info about the design and architectural impact these new buildings will have on the surrounding Clyde Circus Conservation Area. In fact in one mock-up picture the Victorian terraces of Grove Park Road are massively overshadowed by the proposed towers.

It would be great to feel that this wasn't just another planning proposal going unnoticed before it's too late.

Contrary to what most people think about the council's so-called caving in to developers, the reality is that very little actually gets built here. The council- and the borough's- poor reputation may mean that developments like this often never see the light of day. I would like to see something happen in Lawrence Road, as much of the area has been derelict for nearly four decades. But we have been here before, and I don't believe that Bellway will want to build homes here, as there isn't that much demand for family homes in Tottenham, particularly since last year's riots.

Even if you have constructive criticism or positive suggestions it's still worth saying.
I would have thought constructive criticism or positive suggestions would be desirable. Better than sneering at a website ?

Yes indeed contructive criticim and positive suggestions are VERY MUCH desirable, which is why i wrote that. I don't assume everyone has the same opinions as me, but like Susan Penny says, there are lots of aspects to consider to make it a sucessful redevelopment. It's great if people have an input whether they're for or against it.
I was only trying to be humorous about the website, it wasn't sneering, honest!! You have to admit it seems very unprofessional and thin on facts considering the public-consultation they say they're conducting.
My main reason for posting this was that i was interested to hear other peoples' opinions and to share the important info that the public can comment on the project if they'd like to. My place backs onto this street so obviously i'm an "interested party".
Let's keep it friendly ?

I havn't done written response to this proposal yet but its only 256 homes this time instead of 414 last time, (following which that developer went bust.) We could suggest a lot of improvements to this scheme and there is a need for more infrastructure, school places, GP surgery places, sewage provision. I think the houses would sell if well priced.

Yes i was relieved about the downsizing - i am concerned about the two proposed 7-story buildings as currently in their place are 4-story offices. Really not sure about the impact ... Anyway I agree with your suggestions!

I think we need to remain positive. This project is in the community consultation>> phase before going further. Encourage as many people you know that are stakeholders in the area to put in their comments.
I do not agree with Neville Colllins that there isn't that much demand for family homes in Tottenham, particularly since last year's riots>> because if you build the right thing and price it correctly, it will sell. Seven Sisters tube station is 3 stops fron the fast develping Kings Cross development site and 75 minutes from Oxford Circus. When peolpe who work there look for a place to live they will explore all options and consider Seven Sisters if the development is not developped as a sink estate. For this we need some radically innovative plans.
I lived in Clapham years ago and people actually told me the place was 'dingy'. I then moved to Brixton and then on to Brockley and people all said the same things about all those places. Follow what's happened to them. I finally managed to afford a house and garden here in lovely Tottenham. I was attracted by the diversity and the rich architectural heritage of the High Rd. The only problem with Tottenham and Seven Sisters is that the Council has no overall vision to keep the beauty. They want that to disappear not necessarily by design but more through shortsighteness, ineptitude and gross incompetence. They have no faith in letting us people decide what's best for us. That's why we are in the mess we are in with Wards Corner - a badly thought out, expedient scheme where the Council is both the planning authority AND the development partner. It tick boxes but won't solve any problems. Quite the contrary. What else can one say.
So let as many people as possible to put their comments to Bellway on Lawrenc rd. We need that site to become a beacon of sustainable, community-led community renovation. It is a site of very vital importance to the future development of our nerighbourhood and community now that the Spurs site has been sacrificed the cynical moves of a particular football club.

Good reply JJ B . I think you meant 15 minutes from Seven Sisters --> Oxford Circus though. You've got a point, i've noticed the area is becoming increasingly popular with people who've been priced out of Hackney, stoke newington and Stamford Hill. It is a great location in terms of transport- as well as the tube, there's Seven Sisters National rail station which stops through the handy parts of east london down to Liverpool street (and direct to Stanstead airport in the other direction) and then of course the Overground (named south tottenham) too! I didn't agree with Neville's comment either, as you say, if they get it right, it will be a popular development.

In my earlier thread on HoL, "Tottenham High Road is beyond saving", responding to another poster, I put forward a simple plan on improving the High Road, which would mean a complete change in the council's organisation.

At present, there is very little in Tottenham to attract people to live and work there. Agreed, the excellent transport links means that most locals can escape to neighbouring areas for work, shopping and culture.For example, there's the new development of homes at Woodberry Park on the Seven Sisters Road just over the borough border in Hackney, which will certainly be popular among potential buyers, unlike Lawrence Road. I have known long-standing residents who are considering leaving Tottenham because of what is happening in the area. The riots have made an already tense situation worse.
The council's 'vision' is what got us here in the first place. It would be far better for them to abandon that vision and start to deliver basic public services.

Yeh i can totally agree with that Neville. I moved here just a few months ago and within 4 days i had decided to leave. I'm constantly fighting that desire and know i have to give this place at least a year... I really want to give it a chance. I really hope for the sake of everyone in Tottenham that the council make changes SOON and do things right. I meant what i said about the transport, but when in a darker mood i must say the area gets me down!!!! I have a certain amount of pride when on this forum because the Harringay residents seem to be a little superior- because luckily their area is a successful mix of cultures, development and improvement. No offence to anyone living in Harringay, but we in Tottenham really do feel a little hard done by. I tend to try hard to put-across Seven Sisters' positive points, but when i'm face-to-face with fellow residents, like Neville, it's hard to keep up the bravado.

I think my negative experience of living in n15 is having to walk down West Green Road to the tube every day. If i didn't have to do this, maybe i'd feel better about the area. For those who don't know the road, it's got a cool mix of local shops but the streets are smelly, dirty, people spit in the street, dog shit, rubbish collection and road sweeping rarely seems to occur. There is poor street lighting and feels unsafe, in fact i've complained several times already to the council lighting department about the lack of ANY lighting under the railway bridge there. (Meanwhile Harringay Green Lanes is going to get a snazzy light display under ITS bridge!)! It feels like it's been completely abandoned and disregarded by all of Haringey. Perhaps, Billy Hole, you don't live on the west side of the Seven Sisters tube? If you do,perhaps you can offer me advice about how you cope with it all?
