No picture of unit 7 ! perhaps the estate agent couldn't fit in.

Unit 7 sounds like it was the separate loo room! An Aussie pal of mine rented a "room" on Kimberley gardens like this back in the 90's for £40 a week. She only used it for sleeping and illicit one night stands but I believe it was more than adequate.

They are being less than enterprising with that lovely basement. I reckon they could fit in four mattresses widthways and two more longways, plus a cot. 

I know. What a lack of entrepreneurialism.

that's no joke, when i bought my house on the same street about 10 years ago the basement was divided into 4 little 'bedrooms with plywood partitions, some tatty damp carpet on the cracked concrete skim over dirt floor and dodgy wiring and lighting in each compartment, and a mattress in each and you can't even stand up in my basement! well i can't anyway at 6'3" but maybe if you are on your knees anyway (metaphorically speaking) it makes no difference. very sad.

cant understand the crazeee prices on the Ladder. a mile or two away gets you the same houses for half the price, along with schools/transport etc

I think the price is probably a reflection of the money the new owner will get from cramming at least 7 people into the house and charging them each God knows what per month.
Shhh you price those guys out too...

Just out of interest, how do you know it sold for 850? That one has been marketed at 850 for many months (I was looking for properties from Jan-May this year at it was always coming up in my searches!). I have my doubts it achieved that price (or even close)... although you never know!

Don't know the actual sale price. May have dropped. My point though is that even in questionable condition a property going for over £700k is seen as a good investment locally because of the amount you an get back from an HMO. I have nothing against HMOs. They are a way that people can get somewhere to live. My beef is the conditions people are willing to put up with just to put a roof over their head. I mean, a room less than 1m wide!

I don't think the houses on the ladder are selling to be continued for use as HMOs. The numbers - as you say - don't stack up at the prices they are selling at to make a decent return.

My guess is it's been bought by a developer to turn into a fancy family home, or a family has bought it to do themselves as a project.

Not so sure Percy. New HMO licences are difficult on get on the Ladder as Haringey have restricted them in the area. A property with an HMO licence here is probably quite valuable.
