Harringay, Haringey - So Good they Spelt it Twice!

Has anyone on the ladder had a side return extension - please let me know! Haringey council proving troublesome!

Hi All,

I was wondering if anyone on the ladder streets has had a side return extension done and has had planning permission?

We are refurbishing a house on Burgoyne Road and have had some very mixed messages from Haringey planning office for our proposal (one officer said it looked fine and another said it would be unacceptable). It's a fairly standard proposal to make a more usable kitchen space (we currently have a series of smaller rooms).

Apparently it will help our case if others have had planning permission accepted.

This is our old flat (now up for sale) so it can be done. The floor plan is misleading as it goes all the way to the right in line with the boundary wall.

I think it's sold now so wont be on for much longer.

Off topic.... your house (ex house) is gorjus.... Ive not been a fan of White, but.... I might think about it.

My understanding is that you can build on to the side with height and window restrictions and on to the back. In both cases you have to stay within existing building line boundaries. This means that you can't have a wrap around extension, though I have seen exceptions to this.

What did the one Haringey officer say was unacceptable?

(And do bear this in mind)

We received planning permission for a single-story wrap-around extension for our house on Sydney Road, which was built last year. We are a semi, which might have something to do with it, rather than a terrace, but the process was very straightforward. The idea that you can't have a wrap-around seems to spring from it not being allowed under Permitted Development, which is the scheme (now altered somewhat) to allow small extensions to go ahead without having to go through the full planning process. As we didn't fall under Permitted Development we had to make a full planning application, but as I said it was no problem - just took a little longer. Make sure that you are clear whether you are talking to the planning people about a Permitted Development plan or about a full planning application. It may be that the person you are talking to thought you were asking about PD and for some reason you don't fall under that scheme. There are no extra restrictions on the Ladder to do with preserving the historic value of the buildings.

When we had the above work done, we searched all past planning records for similar extentions as well as the Estate Agents websites as they are available for all the public to view! We built up a defence just in case we were turned down. Ironically they turned down the side return and said we could build out the back (knocking down the bay window). My argument was that we wanted to retain the period feature and the side return would do this, they then agreed.

Our side return was a good couple of feet lower than next doors so their light wasn't infringed upon, hence the sloping, Velux roof. There are also a couple of examples on house's on the passage, although circumstances are obviously different. I suppose each case is different, so it's good to find like for like comparisons, if you can on the Ladder.

Your extension was a marvel, Birdy. Great living space and a three bed flat in half a Ladder house (I see they have it as a 2 bed now).

Coincidentally, we viewed your flat Birdy, along with many other potential buyers, on Saturday and I thought the extension worked really well. It has inspired me to look into extending into our side return to transform our current 1 bed ladders garden flat into a 2 bed. Glad you've got a buyer.

This one was granted permission last year.

I live on Duckett Rd and received full planning permission in November 2012 for a single storey side return creating a large kitchen diner.

We are planning to start the works this April and are busy finalising details and buying some of the products, e.g. sliding doors.

My understanding is that Haringey did not allow side returns some years ago but they are now granting permission for them.
