2 double rooms for let in lovely historic family home

Hi,
we're letting 2 double rooms (each for single occupancy) in our home. There is the garden view room that's tastefully refubished and has a nice view over our garden. Then there is the loft room which is the only one on the top floor, newly refurbished and nicely furnished. The house is quite large, has 2 bathrooms, a separate toilet, large kitchen with dining area, double reception room, study and a large garden as communal areas so it never feels crowded (we had both rooms let before).
We're an international family of 4 (hubby, me and our 2 toddlers).
Students welcome or also a Mon-Fri arrangement. Short or medium term lets preferred.
Please note that my husband smokes, but only outdoors and we'd expect this from our tenants as well.
