Check the roof, as all of these blocks have been getting new roofs and that was the main expense. Windows too - have they been replaced with UPVC windows and if so was it by the seller or by Homes for Haringey? If by the seller make sure they got consent from the Homes for Haringey - retrospective consent can be granted but costs £200. Even so, they still made me get a new front door as the front door they had recently granted consent for didn't comply with current fire regs...
It was all a bit stressful at the time but worth it in the end.

I rented in Langham Road for years without any problems, I would have quite happily have bought there, the area has an old fashioned backs-of-houses Edwardian urban feel about it. There are short-cuts all over the place and as mentioned, a short ride to Ally Pally makes a perfect sunny Sunday afternoon
I'd really recommend the area. I bought a flat on Langham Road two years ago and love it around here. It feels safe (like any other area I'd say), the transport is great, very green (Downhills Park is lovely, and has a great cafe). There are loads of nice places to eat and drink, and lots opening up, including along West Green Road. Go for it!

I'm just near Ivatt Way, was first time buyer no kids similar age to you when I bought, never had any problems in 15 years, lots of my neighbours don't have kids, some do it's really a varied population which I like. I'd say go for it! Westbury pub is nice, transport links are great, you're near Lordship Rec and Downhillls Park, very walkable to Green Lanes. It's quite easy to avoid the less salubrious bits of WG if you want to.

Out of interest, Ivatt Way is named after Henry Alfred Ivatt (16 September 1851 — 25 October 1923) who was the Chief Mechanical Engineer of the Great Northern Railway from 1896 to 1911.
The road was built on part of the route of the dismantled Palace Gates to East London railway line.
