I wonder what odds you'd get on another Bookies opening up in its place?
This may not be Agora selling up - it looks to me like they are the tenants. This is the freehold of the building up for sale. So in theory, whoever the new landlord is could agree a new lease with Agora, or anyone else of course.

No, it's an observation. The ad is headed 'Commercial property for sale', that's all. The rest of the description can be read either way; it could be describing the lease that's for sale (if so the title's wrong as it's the lease for sale, not the property), or just be information for a potential new freeholder - that there's a lease on it that needs to be renegotiated.
Plus if it says 'new lease to be agreed', why advertise it at £25k per year if the price could change?
Anyway, as I said, it could be read either way...
Yes, I see what you mean, but it seems to be common practice to describe commercial properties as being fro sale whether it the lease or te freehold that's on offer. If it's the freehold, you'll usually be given a freehold price. This one quote no freehold price. But who knows!
But in any case, as Noots said, it's a fairly good bet (no pun intended) that it'll turn into another gambling "emporium"
