Harringay, Haringey - So Good they Spelt it Twice!

We have been battling with a bizarre area of damp since we moved in 2016 and I was wondering whether anyone has had a similar  Issue on the ladder.

The dampness is at the bottom of a stretch of our downstairs corridor between the basement door and an internal pillar. As you can see from the photos where I have stripped back some damanged paint (that was freshly painted last summer, the damp is confined just to this area. 

Whist refurbishing we tried to remedy this by inserting DPC and inserted 2 vents to allow the masonry to air. Alas, a few months later it is back in full swing. The metal pillar is almost entirely rusty and feels quite damp to the touch.

Our next door neighbor who have the same arrangement also have this issue - and paint afresh every year or so. As far as we know there are no pipes running underneath or in between the 2 terracedproperties. 

Has anyone had a similar issue on the ladder??

Theories we have ruled out/certainty:

- leak 95%

- rising damp - 70% - due to DPC layer inserted under the floor

- condensation - 60% - possibly due to cold/warm air meeting at this very low, dark corner of the house could be causing things to get damp - but the surface is dry...

Does anyone else have this issue and or the metal pillar in their corridor? 

Thank you - yes it is a structural support - goes all the way to the roof actually. I think the condensation theory is most likely so far. I will definitely get the area replastered - thank you that's a great tip!

Hi not sure from your description as to exact location but it's not under a chimney breast that's been removed at ground floor? Jp

hi - it isn't. It's just a narrow pillar at the bottom of the stairs that go to the lower ground floor... continues upstairs into the neighbour's flat.
