Im thinking of listing my flat for sale with a local estate agent. Can any one recommend a good, reliable and pro-active estate agent?

I've used Paul Simon to buy and sell and always been really impressed with them.
I tried Paul Simon Some years ago when I was buying and they were not very good. I specified a top-floor flat not over £70,000 ( it WAS a long time ago :-) ) and they just kept sending me bundles of information about houses and ground-floor flats over £90,000. They took no notice of what I wanted.

If you want to rent locally, use an estate agent in Crouch End. The fact that you have to divulge your income to the agent and the landlord is a glaring error in the world of capitalism.
This is just so silly. The biggest expense in London is your rent or (usually) mortgage. The fact that should clue the other party into your ability to pay that is farcical but heavily enforced. If you so much as try not to do it you lose the opportunity to rent because you "make the landlord feel uncomfortable" or something like that.
When I was working for an American trading firm over here a few years ago with lots of ex-pat traders they were shocked at how rental deals went down. Essentially the landlord/agent was trying to find out what their maximum possible budget was and then they would set the rent at that. They would also kick them out after 12 months at a month's notice which saw some of them with partners and young families in hotels for a month... unless they offered to increase the rent they were paying.
To be fair John, it was probably under different ownership at that point. (I do wonder why the new owners kept the name - perhaps it was an immutable part of an otherwise good deal).
