Retail shops are dying coz Amazon online....despite the hoards lining up in front of Primark and TX Max on Monday.
While I'm pleased that something is finally being done to rejuvenate Wood Green, I do wonder who is going to buy these flats. We've had net migration outflows since the country voted to leave the EU and the other developments nearby do not appear to be selling. Do we risk an oversupply of housing?
I tend to scoff at any suggestion of an oversupply of housing - especially as we're not talking about an attempt to deliver "prime London" en masse (eg Vauxhall Nine Elms Battersea).
The affordable housing element (which is actually a good mix and doesn't include shared ownership) is desperately needed to deal with the backlog of existing Londoners in housing need; and in the absence of a generous government [who would much rather spend money on pumping the market up] the market housing is needed to help pay for it.
In any case, Haringey are on the back foot with housing delivery and this is a very convenient location, both for Wood Green itself and to get away from it.
I did look at the GLA report to see if it was a "build to rent" scheme, as they end up being occupied more quickly, but that's not mentioned.
The location is good for new housing and retail and, if properly done would indeed benefit the area.
Shared ownership can be a con - we need much more very good quality public housing for rent that can't be bought or passed on to successive genrations as opposed to shared or subsidised ownership schemes. This would force standards up in the private rental segment. But also allow people to save up if they really want to buy.
We found money to save the economy in the COVID pandemic. We can find money to build publc housing for rent. And now that EU foreigners like me can't just pop over and get that housing there is no excuse not to do it.
