Harringay, Haringey - So Good they Spelt it Twice!

Hi, I wanted to flag a planning application that may be of interest at Langham Close (the block of flats right behind TPL tube/bus station. The developers want to add 1 floor and 3 lift towers. More info can be found on the Haringey Planning portal - reference number: HGY/2021/2376

Many local residents have concerns, particularly given that this is just for 4 new residential units, with no social housing or other significant planning gains included:

  • Invasion of Privacy: the additional floor and lift towers will look into the neighbouring homes on Crescent Rd, Laila Court, Langham Rd and any lofts on the foot of Graham Rd and Carlingford Rd.
  • Blocking natural light: The light study provided in the application confirms that the loss of light for several residents will fail to adequately meet government guidelines. This also affects health and wellbeing.
  • Sets a precedent for further construction of tall buildings in the area. This will fundamentally change the character of our neighbourhood.
  • Inadequate construction management plan: raises health and safety concerns, plus congestion, noise.
  • Intimidating design - the lift towers mirror prison watchtowers; will loom over the terraced houses, destroying the community character.
  • Cladding – raises concerns about fire safety and also does not preserve the heritage of the building/neighbourhood; will likely reflect blinding light into nearby homes

It should be noted that the developers submitted a proposal last year for two additional floors. They subsequently pulled it after an outpouring of rejections from the community.

May I suggest that objectors use the planning policies to object i.e material planning considerations. You can find them here in Haringey DPD - Development Management Policies , as well as in the National Planning Policy Framework that the Tories watered, and keep watering down. There will be other considerations you can use but these are the "first port of call".
