Harringay, Haringey - So Good they Spelt it Twice!

I'm trying very hard to buy myself a nice little flat in Haringey - ideally somewhere around the Bruce Grove area – but its proving a hell of job. Either there is something seriously wrong with a place structurally, or its tenanted (I have moral issues with turning families out on the street), or something downright fishy starts to go on with the estate agents (naming no names), but believe me there are some dodgy dealers in your borough. 

So I thought I might try to by-pass the conventional route and talk directly to some local people who might know of somewhere that is potentially coming up for sale. I've read a few threads on here and you all sound like a really nice, helpful bunch.

If anyone can help me find my own little bit of the city I've called home all my life - albeit a completely new part - surrounded by decent friendly people with a sense of pride in the place where they live (regardless of where they come from) I'd be extremely grateful. I have about £200k to spend, I know thats not much but I just need a small place ideally near a nice park (for my dog) and not too far from the train station.

How attached are you to Haringey, Martin? It's gotten pretty expensive over the past year or so. How does 25 mins to Liverpool Street, lots of green space, burbling brooks and (some) Georgian architecture grab you - just north of the North Circular Road? (Yes, this is a little rose-tinted-specs, but nonetheless true). You can get a three bed house still for a shade over £300k. So £200k should see you set up in something decent. The scene below is off a lane (yes, a real honest to goodness lane), running behind a terrace of Victorian three-beds a 10 minute walk away from the soon to be London Overground station to Liverpool Street.

Lower Edmonton / Edmonton Green. It's a bit like Tottenham in many ways. It doesn't have the best of names, and it's still a little rough round the edges, but It's got more going for it that many people realise. Most of the locals I've spoken too acknowledge that there are issues but generally feel safe and talk about having great neighbours.

Although currently far fewer members, you may want to put your post on Tottenham Life (very similar forum to this but focusing on the east of the borough, inc Bruce Grove).

I'd echo what Hugh has said, having recently bought a small house north of Tottenham Hale/East of Bruce Grove/towards Northumberland Park - we were lucky we got an offer in in November before the prices around here shot up.

Sorry to sound negative, but I doubt you'll find a flat for 200k around Bruce Grove, as people are wise to the fact it will become part of the Overground (ginger line) next year, and it's still zone 3.

You might look further east (where we now are, and we love it! Access to Tottenham marshes at the end of the road for your dog!) but also a bit further north as Hugh suggested. Good luck!

The NI5 is great! We have green spaces, artists, Turkish shops,the New River, Great people. Have you looked at the areas around Heysham Rd, Manchester Gardens? Also Hermitage Rd which borders N4/N15.

I don't think you'll get much for £200K there - significantly less than you'd get in Bruce Grove, for example.
