Harringay, Haringey - So Good they Spelt it Twice!
Langham Road, Turnpike Lane
I'm brand new to this forum, but was impressed at the community spirit so I thought I'd join the network and gain some insight into the area.
We are thinking about moving into 3 bed house on Graham Road or Langham Road N15, the two roads seem nice and quiet and are very close to the station, but also very close "The Ladder". Its our first family home and we don't want to pick the wrong street, as The Ladder is out of our price range for the same size house. So we kind of settled on the streets just a bit further down. We love the little Portuguese cafe on the corner and the lovely quaint beauty salon and shops on the corner of Graham / Langham Rd.
I guess I just need a bit of insight and reasurrance from locals and wondered if anyone had any positive or negative experience that's worth considering e.g safety,schools. Is the area up & coming? I noticed a massive improvement in the Green Lanes, The High Street and Ducketts Common and the parks around.

We (me and my wife) live a couple of roads further away from the station (Crossfield Road) which is really quiet and because we are technically in N17 the roads directly next to us are slightly cheaper than Langham Road. Langham Road is used as a cut through more and you are closer to the station and the buzz/busyness that entails (although it means you are closer to the tube and high street!).
The beauty shop and the cafe are great and they have literally just finished a Sustrans DIY street renovation project their which means the area is looking really good at the moment. Ducketts common, Belmont Rec and Downhills Park are all very close and they are all well kept.
Not sure what else to say - other than in general I think it is a great place to live - we have lived here for 10 months and never had any problems.

I'll check out the other streets later this eve, with my weekly drive around the neighbourhood, just want to get a feel on the area. I work from home and in and out all day, so the station being nearby is really desirable, plus the gardens are massive on Langham Road, which is another plus point, good to know about the cut through though by drivers.
Any nice pubs and cafes in the area. I get the feel that the area is changing and thought, it'd be good to get in now with a freehold property whilst it's still affordable.
We are 99% positive and I think the other 1% is the just the usual nerves that come with moving house and area, this website helps loads. Thanks for the quick reply....

I have never seen the gardens! Also we own a flat so we don't actually have a garden (which is why we love the local parks). I was discussing the up-and-coming nature of the area recently with some neighbours and we all agree that it is going that way. (My personal view is that the houses are undervalued at £320-£350 per sqft and could easily rise to £400+ in the next few years).
Pubs and Cafes - I think there are not enough at the moment (though there are quite a few good ones). The Salisbury on Green Lanes is great. Food on Green Lanes and Turnpike Lane is really good - and tube to Covent Garden is under 25 mins. (and two 24 hour buses from town - 29 and 341 mean that you can always get home!)
As a cut through - let me clarify, it isn't a busy cut through, but people tend to nip up there when they come up from Seven Sisters way.

You should walk. You will notice more and contribute to any local traffic issues less. It's supposed to be a nice evening too. Hopefully you smell lots of barbecues and not lots of traffic fumes (which have been quite bad in London since the election, coincidence of course).

We bought on Downhills Park Rd - the end nearest to the tube - 18 months ago for similar reasons to you. The N17 postcode seems to make it more affordable, which is just silly for such a nice area with good houses. We love it here, we have a nice house with a big 70' garden backing onto Belmont Rec,that we wouldn't have got anywhere on the ladder and which is our pride and joy. Our neighbours are lovely and we already know plenty of people to say hello to and some that have become friends since being involved in the Sustrans project and other things locally.
There is concern from some residents about crime and loitering, particularly around Langham Close, basically between the beauty parlour and station, and at the far end of Graham Rd at the Langham Place little cut through. There's recently been a dispersal order which has made people feel safer I think and there's certainly a group of keen residents who keep an eye out for and report trouble. The cabbies can be a menace at times and anecdotally people suggested there was less traffic cutting through surrounding streets while the road there was closed for the DIY Streets work. Now that's finished the area is looking much smarter but the taxi drivers do seem to be back to haphazardly reversing without much regard for pedestrians, which is a shame.
The little 'village green' on Graham Road is a delight and residents do endeavour to keep it under control a couple of times a year. They also sourced trees to be planted on the street when the Sustrans budget wouldn't stretch to it, and they're trying to get a piece of public art sorted for the old advertising hoarding on the side of the newsagents. Belmont school (primary) seems lovely (I don't have kids) and popular locally and having so much green space around with the three parks is really wonderful. I don't know if the area's up and coming as such, indeed it does take a little getting used to (we used to live near Blackstock Rd in Finsbury Park so were spoiled for choice re: restaurants and shops) but there are a few little gems in addition to all the amazing choice on Green Lanes and Turnpike Lane proper (I bought green mangoes and green papaya last week without any effort at all!). We also have great stuff like the Haringey Independent Cinema, Bernie Grant Arts Centre and the Karamel Club (I confess I haven't been yet but it looks great) on our doorstep.
I'd say go for it. We loved Finsbury Park and were very sad to leave but don't regret our choice to move to Turnpike Lane for a moment, we are very happy here and really love Haringey.

Thanks for all the speedy replies and info. Didn't think this kinda of thing existed, its a fab website.
Me and my husband have a good gut feeling and love the fact that so many of the neighbours care about where they live. Hopefully, we'll be able support the cause and contribute when we move in. I love the idea about the billboard. I'll be keeping my eye out and hopefully it could be completed in the near future.
I didn't realise the Village Green was a DIY project, fantastic work and looks for peaceful and quaint! Nice to see its an independent coffee shop and not a chain. All this positive energy is helping with the decision making process.
I was worried about the loiter but you get that every where and hopefully with the watchful eye of caring locals the situation will improve. Maybe they could burn off some steam in the basketball courts opposite the station.

Langham Road is great! I live towards West Green Road end and I know (and like) all my neighbours. I've got a big garden which isn't overlooked - it feels like a green oasis esp in this heat. West Green Road end of Langham Rd is also undergoing improvements - there's a Sainsbury's Local coming near the Atakan Supermarket and there's the Banc restaurant. All it needs now is a nice little bakery/cafe . . .
You've got two huge parks - Downhills and Lordship Rec (with new cafe etc all coming soon)
At the other end of Langham nearer the Tube there's a new and very friendly cafe. There are sometimes problems with Langham Close and with the row of shops opposite the tube and the taxi drivers - but persistent residents association pressure and websites like HoL have had some effect on putting pressure on the council/landlords etc to keep it tidy and the recent Sustrans/DIY Streets improvements have made the whole road look so much better.
There is an amazing community spirit in this part of London too - not to mention the great Turkish food. There's a new Turkish opened opposite the junction with Langham Road and West Green Road -Umut Ocakbasi -
which does great food - very simple grills and salads - and even for the really macho - skewered rams balls . . .enjoy the hood - I like living here.

I live a bit further out than Langham Road, just off Westbury Avenue. We moved here into a large family house from a tiny flat in Crouch End in January. I haven't looked back. The area offers amazing value for money (especially compared to the superheated Crouch End property market). We've been really happy in the area with the proximity of so many parks and the friendliness of many of the neighbours we've met up to now. Cheery shop staff in many places too. We certainly haven't regretted the decision to move here.
I would subscribe to the updates from this site, or check it regularly as there's tonnes of useful stuff such as the recommended tradesmen and getting warnings about the inevitable door-to-door scams that plague all areas. It's a hugely useful resource.

Good point, mainly, we wanted a garden, but then I realised I could get a house for the same price as a flat in N4 or N8. So it was a case of move a bit further down the road and an get more my money. Or is the Ladder still on the up and better investment. Tricky choice... home or investment....?
Eitherway, it comes down to what you can afford an enjoying life and after being cooped up in a flat, I think we have decided to go for a house near Graham or Langham. The area seems to have changed in the last two years and hopefully will keep doing so. I'll keep ya posted.

We don't live in that area but love living in Harringay. As a parent of young children I would highly recommend you check out the catchment areas of your preferred primary schools. We were lucky and got into our first choice school, but we were only a few doors down from it. I know several parents who moved here but found themselves out of catchment for their preferred schools. Belmont, for example, has a teeny tiny catchment and you won't be in catchment for the (very good) Ladder schools where you are (at least this year you wouldn't have been). If you are Catholic and practicing (weekly) then St John Vianney is very good. Do check the school situation out carefully otherwise you may come a cropper by the time you have to apply for primary spaces.
