Harringay, Haringey - So Good they Spelt it Twice!

Hi,

I've recently moved to the neighborhood, and understood both properties either side of my building, as well as many others in the road, belong to the housing association, L&Q.

I have all source of problems with both sides buildings, From broken fence, to the overgrown garden that damages the other side of the fence, and recently Japanese knotweed etc. 

I've been in communication with area officer since March, but they are either not reacting or keep the action to the absolute minimum possible. I am now considering following an official complaint route or even take a legal action, as the situation on their building starts damaging my building and safety of my family.

Just wonder to ask, if anyone have any experience dealing with this company, or can share an advise?

They are a very big housing association who don't really have the resources to ever do anything fast. Tenants tend to get a very slow service themselves, housing officers are deluged with problems and are complete jobs worths who love saying the 'computer says no'. They are prolifically crap at making repairs quickly and yet always manage to prove in their annual review that they are amazingly fast and accommodating.

They will get around to doing something but it will always be frustratingly slow and probably only after a fair bit of effort on your behalf.

They also do things like when someone finally comes all they have is a clip board and they don't actually do anything apart from send someone else round weeks later who declares the job requires different tools and they'll have to come back at another time. All the while, as a tenant, you're expected to take endless days off work.

Doesn't 'very big' mean also 'lots of rent coming in' therefore enough ££ to pay for a proper admin system and pool of repair people?

You would have fecking thought so but these social providers are constantly competing for contracts so the motivation* is to do as little as possible apart from spinning very big lies.

* unless there is a real humanist drive behind the organisation for some unique reasons**

As I'd have expect, they are trying to get a way with no response, and force me to suck it in.

what bothers me is, I may be able to fix a fence in my own expense and cut off this disappointing communication, but what is next? 

I guess part of this arrogant attitude sets by kind of me, who gives up, and make the wrong habit as a routine!

Yes Anne, I did, I was only hoping to reach an agreement nicely and gently, but apparently it does not work with them!

I'm with a different housing association but as a tenant have faced similar problems. The best route to take is to make an official complaint, you'll be amazed by how fast they act.

The worst part of your problem is that Housing Associations are supposed to be good landlords and are spouted by the Left and the Labour party as a public sector solution to housing problems.

I have met so many tenants in Haringey who are treated badly by their housing association. The managers and directors receive large salaries.

They are like the NHS. They let too many vulnerable people down and offer a poor service far too often. Meanwhile, the well paid staff, who belong to trade unions, rarely make an effort to find long term solutions or change their systems. 

You are better off in the private sector with private landlords. They can be prosecuted and criticised much easier. 

Ok let's not go that's far, London and quadrant do have one benefit, their rent is about 65% cheaper than a private landlord. all things equal, give me a housing association any day of the week.

The not for profit concept might not best inspire the best customer service but it will probably be the saviour of London as that will be the model that will ensure the key workers can actually afford to keep working in London to keep the place running.

As for the NHS, they are still a god send for many vulnerable people, let's keep this in perspective.

Oh really!? How many private landlords have been prosecuted in proportion to the number of private tenants who have been unlawfully harassed or evicted or left in unrepaired or unsafe homes by their private sector landlord.  And I think you'll find plenty of members of HOL who have endured similar problems to the OP caused by anti-social behaviour from neighbouring HMOs and other private sector rented housing.

I am with London and quadrant , for what I know the tenant is responsible for keeping the garden tidy and not letting tress etc grow over into others gardens . If the fence is falling down the tenant contacts the repairs dept and they arrange for someone to come and fix it , from l and q .

The problem here lies with tenants who don't care about there surroundings or have little social awareness of how this effects others .
Can you speak to the tenants and ask them to contact l&q to fix the fence ? They have to be prepared to stay in to let them get access to fix it , if they are not prepared to do this that's when you might have problem .
My experience with them carrying out prompt replairs is usually pretty good . But they need access !

I have lived at address for 30 yrs so not Transient. In fact the house next to me that is privately owned and chopped up into 5 flats is a much greater problem, as they often do not stay long so dont care about what the front garden, or back garden looks like, and they are always dumping mattresses , furniture etc out the front, as they move on! They also produce 5 lots of rubbish so need multiple ugly bins to put it in. 

It all depends on the type of person you get stuck next to.

Also the Japanese knot weed has to be dealt with by specialist gardeners and L&Q probably wouldnt pay for that!
