Hello Philip...   this has made me feel a lot better.   I am just in the process of calling the landlord now well the estate agent who manage the property.    I have all ready lodged a complaint with noise control.   I will let you know.

Just got the lease holding name & address from the Land Registry.     However, the information shows the owner's contact address is the same as the tenants?   So now i will have to speak to the new owner of the ground flr flat who owns the freehold and moves in in sept - he bought the flat because it was a quiet area!!

Also emailed 'enforcement.response@haringey.gov.uk' about my complaint.

Firstly, appeal to them politely and firmly, several times if necessary, explaining the reasons – sleep needed especially for work, disruption of your peace and quiet, etc. Plus put it in writing – friendly, polite, explanatory. If that doesn't work try contacting the owner or letting agent. If the people next door have signed an assured shorthold tenancy agreement AST (which is most likely) it will contain a clause like this: 1.10 Not to make any noise or play any radio television audio equipment or musical instrument in or about the Property so as to cause nuisance to neighbours or other adjoining residents or people in the immediate area. >> To create a nuisance or make loud disruptive noise will be against the terms of their lease and the agent should be able to remind, threaten them with such a clause. Or appeal to the local council. Good luck! I know personally how awful noise can be!

Hey Alisha, thanks so much for this never ever new about that AST clause... that's brilliant.    I called the agency who sold flat and they were really good.   The said they would speak to the owner of the flat fwd my complaint.    Nevertheless, this AST is really great information.    THANK YOU AGAIN
