Extortionate quote for bay roof repair?
Hi all
We have a small bay roof (one of the Risley Avenue houses) which keeps leaking where the gutter is after two (admittedly botched) repairs. We just got a quote through by Any Roof Specialists who seemed to know what they were talking about (builder had put felt over slipped slate tiles rather than removing and readjusting the tiles) but have given me what I think is an extremely high price - £800!. This is to remove slate course, fit liquid plastic coating and reinstate slates, replace one broken slate and remove rubbish. The job requires ladders only - no scaffolding. And of course there is no guarantee that the leak will stop - they just identified problems in the previous repairs
I know there are recommendations for roofers here and may follow these up, but first off I wondered what people think about this price?? I was expecting to see something like £400 for this...

Stuart Olseen at Olseen Roofing - highly recommended. Just did our roof as part of our loft conversion, and we got them to do loads of extras (new barge-board, guttering, tile replacement, new gutter) including two bay window roofs. You can also see their reviews on Check A Trade. Can't vouch for pricing as we didn't get any other quotes but they seemed very reasonable and the reviews on Check A Trade support that. As well as getting references and recommendations I always think it is best to get a minimum of 3 quotes. A leaking roof can attract botched/failed repairs often due to miss diagnosis - water takes the 'least line of resistance' which can mean that where the water/damp appears isn't necessarily where the water is entering! Apart from anything else getting a number of quotes can help determine what the fault is and the subsequent required remedy. In other words if each builder is saying the same thing then you're left with determining the quality of the work and price. Good luck.

Yes I think this is indeed reasonable - thanks Steve! It is just difficult to keep getting quotes as we have multiple problems with damp/leaks in the house and each tradesperson has given us a different assessment for each of these.

This website gives you an idea of average costs - I find it very useful when looking at quotes from trades. Of course cheap work might mean lower quality repairs!

I have used horncastle and sons based in Tottenham and have been very satisfied with experience, quality of work and price. Will be worth getting quote from them and they are local.

Guys - thanks once again. I don't get the difference in cost I guess. From reading buildingsheriff (thanks Burgoyne Bec!) and Which, I get the sense that this job is around the £350 maybe £500 tops (London prices etc). Or is scaffolding always required for a first floor bay?
I have contacted NT Fursse, unfortunately Ashmark seem to be on holiday, and will be looking into Horncastle and Olseen.

Not using scaffold rang a few bells for me. I would expect them to at least erect a tower.

Hi all - I thought I would give you an update on this. Clearly I was in fantasy land before because I now have three additional quotes for the small bay roof ranging from £936 to £3500!!!! Each proposing different solutions of course. The latter was from NT Fursse who suggested stripping everything down to decking and applying a liquid plastic membrane. I know that one has to pay more for good work but I really think this is ridiculous.
