Dear Local Resident

Thank you for looking at this petition regarding the Earl Haig Memorial Hall on Elder Avenue, Crouch End, N8.

You may not be aware, but Antic Ltd, an owner of pubs across London is currently applying for a late-night and alcohol license for the Earl Haig Memorial Hall, Elder Avenue, Crouch End.  If successful, the pub would be able to stay open until 01.30 on weekend evenings and play live music until 11.00 and recorded music until 01.00. 

Many local residents are very fond of the Earl Haig Hall and a local consortium tried to purchase the property from the British Legion so that it could be used by the local community.  Unfortunately, they were vastly out-bid at auction earlier this year by City and Westminster Developments (CAWD) – a property developer. 

Haringey Council has maintained throughout that the property must be kept for community use and not as a residential property.  Because of Haringey’s planning restrictions CAWD are now trying to cut their losses and sell it on to Antic.

Should Antic buy the property, they will re-develop the site as a pub, next door to the Queens on Elder Avenue, a residential street.  There will be an increase in noise and rubbish, especially for residents next door and across the road, and no doubt another pub will have an impact on local parking.  Many local residents have young children and feel strongly that the last thing a residential street needs is a pub.

The council must find a solution that benefits the local community and the hall, but another late-night drinking venue is not the answer.  The council must also spend time consulting with local residents to ascertain what they would like to happen to the Hall.

Is the pub next door objecting (The Queen's)? Would you like a Turkish furniture store instead? I know some people who may be interested.

Good question.  Not sure yet what Queens' take is.  I presume you are joking re the furniture store?  Point is that we don't need another pub next to the Queens on a residential street where a lot of young families live.  Anyway, it's for the council to decide what ends up happening to the property.

I am joking yes but we lost one of our local pubs to a Turkish furniture store at the end of last year. The council thought they had done a deal making sure that the bottom part would remain a pub but before the ink was wet on that they had the signs up advertising the coming furniture store. Don't get me wrong it could be worse but you really think another pub is viable down there? I'd say "here, have your pub" and watch it go bust. I think your best option is flats...

Agree flats would be much better, but we need to convince the council that local residents agree, so if you can please sign the petition!  Thanks so much!  PS - I really don't want to see another local business go bust!

It's not just young families who object to noise! Middle aged moaners like me also dont like bang thump bang going on a few doors away and all the associated mess and people coming and going at all hours. I dont live in that street but can sympathise. 

I would have liked to have seen the place become a community venue with perhaps a small cafe/bar inside privately owned as part of it but with other things happening. It's a historic building. But that counts for nothing it seems. 

It seems ironic that the demonstration I attended some months ago was objecting to redevelopment into flats which now seems to be the favoured solution. What residents need to do is come up with a viable suggestion as to how the hall could be put into use as a community asset, if that's what they want, not simply object to the owners' plans while the premises deteriorate through neglect.

Thanks for your reply.  The problem is that there is no favoured solution right now that I can work out.  We have plans to build a pub which most local residents object to, plans to develop the property into flats which some object to, and a local consortium that has been out bid to run it as a local community centre.  What we need to to do is let the council know that we object to it being a pub, as that is not what local residents with young families want and then we can argue with them about the flats issue!

I am confused. I thought the Crouch End locals didn't want housing? Wasn't that what all the fuss was about? Seems different groups of Crouchenders want different things. Sorry I cannot sign your petition as I feel a pub is far better than this building remaining closed. At least public will have access to a pub.

Thanks for your reply - it does depend who you talk to.  I live on Fairfield Road and the people I've spoken to on Elder Avenue and on my road would 100% not want a pub.  We need to let the council know that the pub option is not the preferred option for locals who live on these residential streets, after all it will be us who suffer not those who live in other parts of CE.  I also would not like to have a derelict building there, but the idea of a loud music venue open until 01.30 every weekend also does not fill me or my neighbours with happiness either!

All the Council is required to do is to satisfy planing law. The critical thing here is the class of use. If a change of class is required, the Council may act to stop it in the face of sufficient local pressure. If no change of class is required, there's much less that can be done by the Council and they may file it in the 'just too difficult to handle' pile.

Developers know this. We had a slightly similar situation here in Harringay when the Queen's Head, a pub since 1794, was sold. The Council approved a planning application to convert the upper parts to flats on the condition that the ground floor was retained in use as  pub. We then saw warnings that the pub was to be converted to a furniture store. Our councillors and the Council were alerted and the response was a pitiable indolence and a corporate shoulder shrug. I'm still rather aghast at how it all happened whenever I think about it.

I guess ultimately, not enough people cared enough to save the old girl.

I hope you have better luck with your Earl Haig campaign. (Am I right in remembering that this property had been on the open market pre-auction at £750K, something like £500k under the hammer price?)

Don't want to divert attention from this subject but they want to build flats at the end of our garden - can Hol help with objecting to this planning application ? how do i post this on Hol ?
