does anyone have a recommendation for a builder who can turn an existing basement into a usable room - ie create/ dig a window and make sure its damp proof?

I used AP Gooch, but it was just for waterproofing and fitting a pump to our cellar.   I found them professional and courteous to deal with, so if you have a basement /cellar space that doesn't need digging out then this company may well be able to give you a new room/ storage space.

thanks for that.  do you know if they use Delta Membrane?  Did you have a gap between the tanking and the wall covering? and can  I ask how much it cost and how long it tooK?  thanks

Hi Anna

They used Newton Cavity membrane, and a newton Titan pump.  I've probably over engineered it considering its for storage, but it is a good job.  Job took 2 weeks approx, only a coal cellar so a relatively small job that involved a days work of digging out.  Best to call them regarding prices as their website shows a range of jobs undertaken if you have a look at the portfolio.  cheers Glen

I would be interested to know the average cost for this work these days. As far as living in the Ladder goes, it seems slightly more appealing for a house with a south facing front rather than south facing garden.

I am ambivalent between the loft project or the basement approach for my own house. Each has it's pros and cons and I've never priced the basement project so I thought I'd ask.

From my experience a basement is more than double the cost of a loft and takes much, much longer.

I had planned on doing mine and went as far as doing full plans, structural drawings, test digs, council approval etc. Couldn't find anyone reputable that would do it under 100k. My basement is already 5'8, full width and dry. There is a couple ongoing on the ladder at the moment and I've been watching them with interest. It's a seriously invasive and messy job.

It depends on the project. Simple underpinning is approx £1000/lm at 1-2m deep.

Propping on sacrificial concrete slabs to support the house and possibly install steels either header beams or ground based moment beams, should be priced on an individual basis.

A Basement Impact Assessment should also take place to see what the effect of the works will be on your and surrounding buildings. This in turn will affect your obligations which may cost money.

The best process when creating a sizeable change to an existing basement is to get in touch with a good QS or Architects firm who can put the pre-construction and investigative surveys together. They will then give you some idea of price and timescale.

Short answer is.. it depends.

Add to this the fact you've got to do a party wall survey and submit both neighbours with documentation that meets their approval.

One of my neighbours was not pleased at the idea of a basement (or loft) conversion and I had to pay for a survey of their property to document the condition of the place before construction. If I proceed with the work I'll have to do one after it's completed as well.
