This is an oblique suggestion, but you could enquire of the property owner of the house on the corner of Oakfield and Quernmore Roads - the one outside which the famous and highly defended sycamore tree sits, blamed for subsidence but still standing. The house is now surrounded by hoardings with an architects' board on them, clearly the insurers there finally caved.
