Harringay, Haringey - So Good they Spelt it Twice!
Advice pls - Retrospective building regs for windows
We had some replaced in November 2011 with double glazed sash. The company we used are long established and confirmed the windows complied with the building regs. They are FENSA approved.....now.
On applying for a copy of the certificate we find they were not FENSA certified at the time of the installation so we will need building control to sign off.
Can anyone advise what Haringey's position is on this type of situation? It was a genuine mistake on our part but so worried we'll be fined or it will effect the sale.

We are also selling and are in a similar position. Haringey building regs were very helpful and informative. We tried to get an item certified but couldn't unless we hacked off render etc. The problem was that it was more than two years since notice of works etc was given to the council and a completion cert was not requested at the time. However if your windows are quite clearly visible and straightforward to inspect I think you could arrange an inspection visit to get a completion certificate.

I used building control last year to get advice on taking out a chimney breat and they were very helpful (and saved me a lot of money by advising me not to go ahead with what I was planning)

Thanks I just rang them, very helpful. Looks like I'll have to apply for a regularisation certificate which will assess up to 5 windows or doors. It'll cost £216 tho...

When we bought our house the seller could not produce a FENSA certificate for the sash windows they had installed. All that was required was for the seller to take out an indemnity insurance policy. Both my solicitor and the bank were fine with this. This would see us covered should the council enforce breaches of planning regulation. I believe they're fairly cheap policies, but also rather pointless as claims against them are small, but at least having it won't affect your sale.

Thanks all. Does anyone know what Haringey's building rules are on flat roofs....buyers questions go on and on! We replaced an existing (rubbish) flat roof with a fibreglass one about 5 years ago. We didn't apply to building control, but its now being suggested we should have done which we were not aware of....
