£1300 pcm is a very steep rent and I want to flag something up. A one bedroom flat in Haringey is subject to a housing benefit cap of £250 per week.

If your tenant has the misfortune to become unemployed after he or she moves in, it could be very difficult for all concerned. A friend of mine was renting a flat that cost just a little more than this. He's now lost his job and HB won't pay the full rent. He can't move to a cheaper flat because he will lose his deposit and has no spare cash for another deposit. The landlord will evict him, but it'll have to go to court.
My advice would be: don't rent or let property at above the HB cap unless you can take the financial brunt of this happening to you or your tenant, which ever the case may be.

Just to confirm, this property has now gone and yes, it has the rip off deposit of SIX WEEKS on it.
