Harringay, Haringey - So Good they Spelt it Twice!

An item at tonight's Council Cabinet meeting has thrown into question the future survival of Haringey's two warehouse districts and the artistic communities who live in them.

Both the Harringay Warehouse District and the Fountayne Road community now face an uncertain future following the publication of a Haringey Council report, "Tackling Unauthorised Living in Industrial Areas". (Report attached)

The report, which was discussed at the full cabinet of the Council today, recommends a two-year project costing £600,000 which will seek to deal with "the growing problem of unauthorised residential and live work uses in and around (the) Industrial Sites" in Haringey. The recommended process is "to establish a special multi-disciplinary team to fully investigate and address the problem through a combination of regulation, improvement, enforcement and, where necessary, prosecution".

The alarm bells were ringing for me since earlier in the week I had discovered that these areas are earmarked as being amongst those that will "will accommodate the majority of development in the borough over the next 20 years".

In Facebook and Twitter conversations this afternoon, warehouse residents shared their fears that the vibrancy their communities bring to the borough will be overlooked and their communities sanitised and destroyed.

In response to my Twitter requests to Council Leader Claire Kober this evening to protect these communities, Cllr Kober sought to offer some reassurance:

@harringayonline some people in unacceptable conditions. My concern is for safe, decent properties. No intention to undermine communities

@harringayonline no intention to damage what's good. Priority is to go after rogue landlords just as we do elsewhere in borough

When I asked if she would ensure that warehouse residents will be involved, the Council Leader replied:

@harringayonline don't see any problem involving residents. Will ask officers to consider how best to achieve


I very much hope that the approach the Council takes in this project will support these communities rather than beginning the process of whittling them away.

If I am honest, I find some of your comments condescending.

Long before we got the council involved, we did, and Jenny still does, speak directly to tenants causing the noise. This has on occasion been dealt with by indifference, to the problems they were causing, aggression and indeed on more than one occasion mockery.

You expect that normally people will be decent , they will listen to what you have said, and where appropriate alter their behaviour. This has not been our experience of tenants on the site. I do not suggest they are all JH's tenants or that all her tenants were like this, however some were / are.

To see people suggest that a friendly chat is all that is needed to sort it out does not reflect on either of our previous experiences.

To blame the council for the root cause of the problem is disingenuous. I don't think the council have dealt with concerns from local residents appropriately but let's look at some facts here.

The council is not renting out these properties, Jaqueline and other landlords are. Presumably at a profit, unless they are part of a co operative or charity, if I have that wrong, I apologise.

Nor did I ever go over to omega works to complain about noise and find Joe Goldberg, was running the rave with a full sound system., while other councillors were screaming and shouting on the roof . The council haven't funded the firework displays in the street in the early hours of the morning , nor have they invited guests to a range of events who hoot and holler throughout the night , and urinate in the street.

Until people start accepting their responsibility in causing the problem , ( and by that I mean, landlords leasing work units to unsuitable tenants and tenants who create noise and disturbance) , I can't see how any discussions will work.

Shouldn't that be a poem? Or at least a bit of doggerel?  Somehow rhyming "want to be boss" with "don't give toss?"  "Vote" handily rhymes with "boat".

Posted on this page at Alan's request, here is a draft agreement which worked quite well on one of the sites, principally to raise awareness of noise nuisance and how to combat it. It was adopted on a voluntary basis by leaseholders and events were better managed, ceasing previous complaints.

There are some very simple and sensible things we can all do in order to avoid making other people’s lives unbearable.

The noise issue is an important one, as local residents around the gate area are at their wits end, often getting woken in the night more than once a week. This letter is to ask you please be considerate, and to make an effort to do the following.

1: If people are leaving your unit late at night, make sure they understand that they are in a residential area and should keep down their voices. 

2: Taxis: A big part of the problem is that people often wait for taxis by the gates. It is better if people wait for late-night taxis to pick them up from inside your unit, or at the back car park. If you are having a celebration or event – consider putting a sign on your front door and in the loo with a local cab number - explaining to people to please be quiet when leaving. It would be good to inform the cab office you use to pick up at the back car-park and not at the gates. For your info one local cab number is 020 88005544.

3: Keeping an eye on things: If there are a lot of people about late at night, it doesn’t take much effort to walk down to the gate periodically to check people are keeping it civilised outside. This saves others from having to get out of bed to do this.

4: If it is late and groups are leaving your unit - Where possible use an exit as far as possible from the front gates. 

5: Please do not do your recycling after 11pm at night.

We hope that these very simple measures will greatly alleviate the problems and complaints, whilst allowing us to continue to enjoy our community and lifestyle."

I've just walked past Omega, I'm impressed, I've never seen it look so clean and tidy. Nearly tripped over what looks like the middle of some metal table legs which are strewn on the pavement in front but fair do's. It's looking much better.
Although table legs are nothing to do with refuse from Units 10A-D , we have privately paid for large bins 1x recycling , 1x general waste . I picked them up from the pavement and put them next to the rest of Majorlink's refuse .
It looks much better. I doesn't matter to the passer by from whose units the issues arise. Any nuisance behaviour is reflected on all omega residents and landlords.

There's a sainsburys trolley outside there now full of crap?! plus the table legs that no one will own up to dumping.

pretty irresponsible leaving metal table legs on the pavement, apart from being a hazard they could be used to whack someones door in...there have been break ins on hermitage again this week...

There is rubbish out there now, a sainsbury's trolley with some sort of electrical equipment and table legs, plus other crap

There is a resident , known as Mark ?, from the houses opposite Omega Works , coming on to the site and removing refuse that should have been disposed of by Majorlink Ltd / Topsfling Ltd or Veolia .

Have you contacted either of these parties Jenny , or would you prefer to publicly suggest that this is my responsibility ?

No I havent contacted them because it seems (For once) you got there before me!

'Right's of Quiet Enjoyment '. 14/03/2014

Dear Mr Meir

Yet again there is refuse on the pavement, directly outside the entrance gates at Omega Works .

These items were inside the gates last night when I left the premises ? The table legs were on the pavement yesterday .

I personally picked them up and put them in your bin area . None of these items have been put there by my Tenant's ?

Please arrange for your employees to remove them immediately , they are an eyesore and will aggravate , our neighbours on Hermitage Rd ,and they could cause an accident on the pavement ?

Can you copy me in on your T&C's , relating to the disposal of refuse at Omega Works, as outlined in your current contracts with your Tenants .

It is your continual mismanagement of the site at Omega works , that is causing daily , nuisance and distress to the Residents on Hermitage Rd and myself .

Is this your agenda , ie to force me to sell my property , due to the simple fact , that I am constantly interrupted in my daily business activities and personal life, whilst I chase you and your cohorts , to respect the right's of the adjoining Residents in Hermitage Rd and mine .

I reserve my right's to recommence legal action against the various companies and individuals responsible , for this habitual infringement of the Law .
