Apologies, this is the best resolution I can get.
Interesting. I haven't seen one of this date before.
All the Ladder roads are laid out, but the central ones are not yet named. The New River is still shown in it's original course.
At the Arena site a large body of water is shown behind the tile kilns and building on Green Lanes has yet to start.

It looks like the decision to divert the New River was made quite late during the Ladder development as the layout of the unnamed (and presumably unbuilt at this date) roads is correct. I wonder if one of the motivations of the the diversion was to maximise the building plots, otherwise it would be difficult to squeeze houses in at the top end between Effingham and Beresford.

I noticed the water too.. Perhaps that's why the Ever-Ready site wasn't given over to Housing.. Also why the Arena site was covered with houses.. Notice also the shape of the fields where the gardens now are..
The arch at the GRA Community Gardens must have built as a connector of the same field on both sides of the railway...
