We have a shower room down stairs (as well as a family bathroom up stairs ) with a toilet, sink and shower, we would like to remove the shower and install a storage cupboard but were wondering if this would affect the price or sellability of the property in the future. Any experience/advice much appreciated.

We changed a downstairs shower to a laundry and thought it was an improvement. Walking through the kitchen to have a shower was never very sexy anyway.
Hi there - Just noticed this post. Having been valuing Harringay houses and flats for almost 19 years now... My advice would be to leave the shower room downstairs (unless you plan to stay in the house for the long term and need the extra storage space).
An extra shower room/bathroom adds value to your property - whereas an extra storage space will generally add saleability - but not necessarily value. By replacing the shower with a storage cupboard you will possibly/probably be lowering it's value and saleability somewhat. I would suggest really weighing up the need for extra storage especially if you are planning to move in the shorter term. One solution (albeit an expensive one) would be to add even more value and solve storage issues with a (legal and properly planned) loft conversion.
