Harringay, Haringey - So Good they Spelt it Twice!

Hello Guys,

I am hoping to get a side expension on our house, i was wondering if someone has had this and what the cost incurred was not including the kitchen?

did you use an architect and hos much was it?

any architect/builder reccomendations welcome.

Very difficult for ball park figures as there are so many factors. In my experience and talking to my preferred builder (David O'doherty) people are often surprised if not shocked at the cost of materials. An example David gave me was a person requiring a garden wall being built- Dave explained it would require 3,000 bricks which cost £1 each. The response Dave got was "I am not paying £3,000 for a wall" - of course the alarm rose considerably that when it was explained that that was just the price of the bricks.

I know Dave is working in the Gardens at the moment and I expect he will be happy to provide a rough quote on the spot and in advance. Dave can be contacted on: 07830119421

I should have said that David is a superb and very experienced builder with countless extensions and even new builds under his belt. I have used him on numerous occasions and he is honest and reliable and takes real pride in his work. Apart from his workmanship which is really important for me I always have complete confidence in him knowing what he is doing and I wont get ripped off. I bumped into David last week and he is currently building an extension in Rutland gardens, I think he'll be there for about 3 weeks - could be a good time to ask him to pop round. Even if you don't end up using him he'll give you sound advice and an honest quote.

Depends on a number of factors, architects will normally estimate build and finish costs separately and this will be based on quality of finish, but in the first instance you can use an online calculator such as http://www.jewson.co.uk/working-with-you/for-self-builders/prelimin... for a rough idea.

Hi Con, Hopefully not too late to this thread but i'm a local architect and would be very happy to meet with you to run through what you are looking to do.  I work with an engineer and surveyor so between us we offer a full suite of design services that you need to get through, including the structural design and party wall agreements.  This helps with budgeting for consultants fees etc, as we can provide this upfront.   Also have local builder recommendations if of interest.    I run a small practice www.31architects.com specialising in residential work.   Happy to pop over for free consultation if it would help, and can run through whole process from design to completion.  thanks, Shelley
