Seeking Builder familiar with submitting local planning applications

Was told by the Duty Planning Officer that even though we own a share of freehold in a conversion, we need to submit a planning application to replace windows and knock down a wall, installing a sliding door into the garden.

Does anyone else have experience of the process of doing anything similar?

Seeking a builder familiar with submitting local planning applications as it seems like a fairly complicated and time-consuming process.

Any advice or leads appreciated.

I'm a leaseholder of a flat where the council is freeholder. We wanted to replace existing windows and had to apply for planning permission and also apply to council as freeholder for permission. The planning permission was straightforward, we did it ourselves online with the windows spec quote. We used www.barnetwindowcompany.co.uk to install the windows and comply with the council's spec and they were excellent. They provide a certificate to comply with all the regulations.

If you are creating a new window or door, I recommend you phone Tommy at Barnet Window Company (0208 449 4747) and he will also advise you as he knows good builders who deal with such things. I'm sure Tommy will be happy to visit and advise, he's very helpful.

Having very similar work done as I post. Builder is excellent, has done  a lot of work for me and I am fussy - he's very trustworthy and does a thorough and proper job. The issue of planning application is quite easy, I did it myself with Dave's guidance - but then I am a freeholder. Dave's just told me you would need to get permission from the freeholder!
