Harringay, Haringey - So Good they Spelt it Twice!

Hi all,

We are going through the process of working with an architect to plan a renovation of our kitchen at the rear of the house. 

Does anyone have any ballpark figures, based on their own renovation or consulting with builders, on the relative cost differences? We are thinking of extending the rear an additional 1 meter into the garden.

i.e. if a side extension is 30K, a wrap around adds another 50% or 100% to the cost

For anyone else that has the same question, the online calculator showed an additional cost of about 25% to do a 1 meter rear extension in addition to just doing the side extension. 

When we have had builders around to quote on other works they typically say £40-60K + VAT for a side return extension. That's without the kitchen cabinetry etc. I've read online that people are paying up to 250K, admittedly in SW London, so must be high spec.

I remember reading a post some time ago that Haringey Council would allow either a side return or an extension, but not both (i.e. not a wrap around extension). It was an old thread, so may not be relevant today.

Do you know how many square meters?

Current kitchen is roughly 13 square meters (4.9 by 2.7)

If we just do a side return, we'll end up with 21.8 m2

If we do a 1 meter rear extension, 26 m2

If we do a 2 meter rear extension, 30.7 m2

Hi. You can calculate approximately £1200 per square metre extension at ground floor only for building works without fit out I.e. sanitary, tiling, floor and kitchen. The fit out cannot be included because it varies too much according to specifications. For example you have timber flooring for £12sq or £300. You can have badger tiles or marble, etc...

We are just about to start a wrap around extension that is roughly 6.5 x 4.5m. We got planning permission from Haringey without any issues.

In terms of cost we are getting some extra work done but I would say the quote for the extension including underfloor heating, a new cloakroom, all the finishing (but not the kitchen) is about £60k. The cost will vary depending on what kind of roof you go for etc

We also discussed the difference in price between side vs wrap around and our builder didn't change the cost massively

As a word of warning, build team have a very slick website and marketing team but we have friends who have had a terrible experience with them. We also got a quote from them

Can I ask how long it took you to getting planning with the council from submission of the application? 

Also in your extension did you go with Velux or glass roof? we are currently getting different quotes at the moment so was really interested by your post :)

It took 8 weeks from submission, maybe even slightly less. It was really seamless

We are getting a mixture, velux on the side return and doors and glass on the extended portion

we were thinking of getting build team to quote, I wondered what your experience of the quote was like and how you went about the builder/architect/party wall etc package ? Bit worrying your friends terrible experiences. Best Gerry

The build team quote was pretty straightforward. An architect assistant came to our house, did some rough drawings and took measurements and then sent the quote through. We also went to one of their open days

I did a lot of research on them and was starting to feel a bit wary when I found out that 2 relatively local friends had bad (and costly) experiences. So we decided to go with a Recommended local company instead. There are lots of mixed reviews on their quality and service out there, they work all over London

They haven't actually starting building yet! So not sure I can fully endorse but friends have been very happy with them and we have been happy so far! They are 4front construction
