Harringay, Haringey - So Good they Spelt it Twice!

I have used the search facility here, but most results are quite old. I would really appreciate some more up-to-date suggestions from my go-to source of reliable recommendations for local services that is H o L.

 I have learnt that it can be cheaper to use solicitors from outside London if there is no need visit their office. Can anyone advise me what circumstances might require in person contact?

I have only been involved in buying a property previously and that was 35 years ago, so I am completely out of touch

(It probably makes no difference, but it is justfor a property sale)

Not local - they're in Merton - but I've used McGlennons (mcglennons.co.uk) for property and other legal work on several occasions. If it's a straightforward sale and you don't expect to need many face-to-face meetings, then they could be what you're looking for. I don't know how their charges compare, but as they're not in central London they may be more reasonable than bigger firms elsewhere.

Thank you Don!! It will be interesting to discover how competitively priced a recommended suburban solicitor will be. (I'm not sure how straightforward this sale is going to be yet, but  the house is not in a chain which should help!)

It was handy being able to pop in with documents and sign things when we last bought. We used Streathers in Crouch End who were very good, quick to deal with things and sensibly priced. The previous time we used an allocated solicitor from our mortgage provider; they were one of these mass throughput organisations somewhere on the south coast. They were actually fine as that sale was straightforward and no chain, but I suspect they would have been less satisfactory for anything more complex which needed a solicitor who was paying proper attention.

Another vote for Streathers here, and absolutely endorse what is said about the factories recommended by mortgage providers. They are fine when everything goes well, but awful at identifying when it might not be going well, with occasionally disastrous results. The difference in cost between a factory and a good solicitor like Streathers may be significant in relative terms, but compared against the size of the transaction and what you stand to lose if it goes wrong means it's worthwhile taking a step back and asking whether it's a false economy.

Thank you Malc B! Streathers are doing really well in the HoL Top ? of recommended conveyancing solicitors. I definitely don't want to risk making false economies as I don't think I have enough experience to predict if complications might arise, so will be erring on the side of caution.

Streathers comes up several times in old recommendations on HoL, so I am  encouraged to know that they have maintained their reputation and being able to pop in when necessary may well be useful and save on courier fees. I appreciate your warning regarding the mass throughput solicitors; it will be heeded!

I've used Mr. Seliah Waran (Nageswaran), of Waran & Co, High Rd, Tottenham opposite Aldi, 3 times for conveyancing & have found him thorough enough & cheaper than anyone else I looked at locally & further afield, & a really nice man. Depending on who's on duty, sometimes the receptionist can be a bit brusque or doesn't answer the phone in good time, but my attitude is that she can't be in two places at once, & I've held my patience & rung back.
