Harringay, Haringey - So Good they Spelt it Twice!

Has anyone got recent experience of having a kitchen extension built and a builder they'd recommend?

Also does the old adage of £1,000 per square metre for single storey extensions still apply or is it more now?

We had an extension built very recently. Individuals who did the work did a great job...eventually so I hesitate to recommend. The £1000 per square metre for build only is quite off. I would budget close to 2500-3000 excluding kitchen fittings and any flooring or windows. We got quotes for a 7sq metre extension in the region of 12 to 30k. I think fixed costs elements that make these per sqm estimates quite unreliable

Wow! and was that for single storey?

Do you have a sense of why there was such a big difference between the £12k and £30k quotes - what if for a different spec of was it just how much the builder decided to quote?

Yes - single storey, identical spec. The difference is probably due to contractors trying to get away with whatever they could. There is no reliable pricing baseline anywhere for these things (for now, the internet will start to change this inevitably) so they still try to price as they wish. We contacted 6-7 different builders and followed up on all the expensive quotes, and heard nothing back or were told to take it or leave it, despite the extension being just one part of a larger scope of work thereby making it worth their while. My suggestion would be to estimate £2500 per sqm for just build, and contact as many as humanly possible - you will be saving 1000s...

I have no hesitation in recommending David O'Doherty who has done fantastic work for myself including a small extension and kitchen fit. Yeah he did my through lounge around 15 years ago and also more recently opened up the back of our house for some aluminium sliding doors - of course this was checked all the way by the council buildings inspector.

However this was nothing compared to a complete refurb he did in Mattison Rd which I went to see where he did a side return - the steel construction was incredible as there was no corner support which means the whole thing opens out onto the garden with no obstruction - a marvel to behold, the amount of glass and light is incredible. He's subsequently had a number of architects visit to see how it has been constructed. Dave always does things by the book so no need to worry about the structural side of things. He'll give you an honest price as well - it's a real comfort to know you have a builder who knows what he's doing, prides himself in doing a great job and won't rip you off. Worth getting him around to have look.

Thanks Steve! David actually came round this afternoon to talk through the work we want to do and he was lovely. He clearly knows his stuff too, as he drew attention to things we hadn't thought about, which is what we want from a builder. He also told me about the Mattison Road refurb - it sounds amazing! He's coming back next week to finesse the quote.
