New Ladder bungalow shortlisted for RIBA London Award 2025

Built in the gardens of Westover Court, a postwar mid-century three property terrace between Sydney Road and Turnpike Lane, a new bungalow has been shortlisted for the 2025 London RIBA Awards.

It looks like it has a lot going for it.

It definitely looks like something special!

How do you get to it? Doesn't appear to have any access.

That was my thought too. The only suggestion I can offer is this: if you look at Google Street View, you'll see that nest door to the shops, there's an entrance to Westover Court (the flats above the shops). I'm assuming that a hole has been knocked through the back wall of that stairwell passage to give the bungalow residents the same access route as the Westover crowd.

How did they get all the building materials to the jobsite?

This is a council house and won the RIBA award. This and another infill site in Hermitage were both nominated. This council administration, with support from Tom Copley and the GLA,  is building high quality, beautiful, energy-efficient homes. Every site has to be economically viable, with the council rent covering the cost of any borrowing.
