Harringay, Haringey - So Good they Spelt it Twice!

Hi all
We would like to swap our large shed in the garden for a garden office. It needs to be dry and relative warm in the winter! Has anyone locally built a garden office? Does anyone have any tips for where to buy one and what to look out for please? Thanks in advance Sally

You may need planning permission - I'm not sure but you should check. There are limits on eg height.

(Just because there are three sheds in the back of one house here that are used for "living" in, doesn't mean they are legal....)

Some years ago I assembled a Wickes garden chalet for my wife. It has an office space and a toolshed on the back. Had electricity professionally installed with fuse board. Planning permission not required. It has been a great success. You will be amazed at the range of garden rooms available at very good prices. I wd recommend a concrete base if yr budget runs to it.

Sure. Not sure if Wickes is best nowadays. There is a fantastic selection online....

Shouldn't be too hard to get permission especially if you put a green roof on the top, so easy now with pre seeded mats ....

You might have to negotiate the hight and width etc with the neighbours through the permission process but its doable. My friend managed it anyway.

apparently if its less than 2.5 m high it doesn't need planning. love the green roof! would really like one with best possible flowers for the bees.

I had one put up by a company called Dunster House five years ago, it's still standing and would highly recommend them.

Their designs have moved on from the "chalet" type I had, to the more contempary garden office designs, but they do cavity insulation and double glazing which makes the 4m x 3m space usable throughout the year. Good electrician to fit armoured cable from the house, alarm and LAN cable laid and you have a tracking perfect home office and mine is also a fantastic cinema room.

we had one built last year. no planning permission if under 2.5 meters and within ? sq meterage ground cover. No concrete base but pillars sunk into the ground. It wasn't cheap but worth it - long guarantee, up in one week to construct, fully insulated and heated and electric linked and broadband. really pleasant dealings with the company…    www.gardenlodges.co.uk
