Harringay, Haringey - So Good they Spelt it Twice!

I've just moved into a first floor flat on the ladder, but after the initial excitement I've noticed a few things that I'd like to take care of before the place gets too cluttered. In particular:

- Creaking and slightly uneven floors
- Old and worn carpet that needs replacing
- Wallpaper on the walls that has been painted over
- Electrical sockets look a bit old (with some in the skirting board), and are not ideally located

I'm not too sure about the best order to do things in, but I was thinking the following:

(1) Get an electrician in to install new sockets, running new wiring under the floorboards as necessary (I'd like to avoid a full rewire)
(2) Get a carpenter in to even up and secure the floorboards
(3) Fit new skirting board and paint
(4) Fit new carpets
(5) Strip wallpaper, and then paint

Does this seem like a logical way to approach things? How messy are the above tasks (I'll be living in the flat whilst all this is being done)? Any advice would be much appreciated - particularly from anyone who's gone through similar. Also, any recommendations for electricians and a carpenter who could assist with (1) and (2) would be great.

I would strip wall paper and paint BEFORE carpets.

I would get the wiring checked first by a qualified electrician, there are plenty of local recommendation on HOL. Some simple tests can highlight problems and might indicate potential hazards. When I first moved into my house there were some new sockets which was a good sign until I lifted some boards and found some frankly unsafe connections into old rubber cable! So my advice would be, as you have indicated, to get any wiring sorted first. Most creaking boards can be simply resolved by screwing into joists - you probably don't need a carpenter as you are laying carpets but you will need to ensure there are no pipes or cables lurking underneath! I totally agree with John, get any wallpaper stripping and painting done before you have carpet laid.

If you are renting the property I would suggest you talk to the Landlord as some of this is likely to be proper to her/him, particularly any unsafe wiring!
