Hi,
I have trying to understand further the implications of being within the Safeguarding area will have on house-prices. I found the following link which says: "Safeguarding may also make it difficult to sell or obtain a mortgage for your property".

I am not planning to sell right now, but probably will do in the next 10 years... when it will still be within the safeguarding zone.
I know this is a long way off- but it also says about being able to get TFL to buy your house if you can't get market price- but does that mean you would have to get it valued now before the safeguarding is finalised?
anyone got any thoughts on this?

Unless you're planning to build a significant basement, it's not going to negatively affect you. Having a Crossrail station at Turnpike Lane, on the other hand, really will have a significant positive impact on the market value of your property.

Thank you for your enquiry of 25 November 2014, regarding the effect of the proposed Crossrail 2 on the above property. The proposed route of Crossrail 2 begins at Wimbledon in the south and runs in new tunnels to stations at Tooting Broadway, Clapham Junction, Kings Road Chelsea, Victoria, Tottenham Court Road, Euston St Pancras, Angel, Dalston Junction, Seven Sisters, Turnpike Lane, Alexandra Palace and New Southgate with a branch to Tottenham Hale. The above property falls outside the safeguarded limits of land shown on the plans for the Chelsea Hackney Line and Crossrail 2 accompanying the Directions referred to above.
Crossrail 2 is at an early stage in the planning process and further public consultation will take place before an application for land acquisition powers and planning consent is made at the end of 2017. Construction is not expected to start until 2020 and take up to 10 years. The latest project developments can be found on the Crossrail 2 website www.crossrail2.co.uk, which is updated on a regular basis.
